Chimney surveys in Deadwater

What we look for on each type of roof

Brick stacks

Most chimney stacks are built of brick, with mortar joints that wear over time. The survey looks for crumbling bricks and worn or missing mortar.

Chimney breasts and the loft

In the loft, staining around the stack often shows where water is getting in. What we find is photographed and described.

About our chimney survey in Deadwater

Redundant chimneys are common, particularly where fires have been replaced by central heating. A disused stack still needs looking after. Capping a stack without ventilation can trap moisture and lead to damp inside. We check how redundant stacks have been capped and look for damp in the chimney breasts. The report sets out what we found and what we recommend. If you are worried about mortar washing out of the joints and flaunching that has broken away, a survey will tell you what’s going on, on chimney pots and cowls, brick chimney stacks and flaunching alike.

Trees around homes in smaller places like Deadwater drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we do, step by step

We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect between one and two hours at a house, as part of a look at the roof around the stack. In a smaller place like Deadwater, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. The findings are written up with photographs and recommendations and emailed to you.

Preparing for the visit

  • Find any records of previous roof work
  • Jot down any questions you want answered
  • Agree roof access with the managing agent if it’s shared

Roofs, chimneys and gutters in Deadwater

Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

The streets around a church such as St Mark's Sacred Church are frequently among the oldest in a place, and if your home is one of the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. Take a building like Mill Chase Academy: a written record of a large roof helps plan work for the holidays rather than in term time.

Common questions in Deadwater

Do you cover smaller places like Deadwater?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Can a landlord with a rental near Liphook station book a roof survey?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Let us know about it as you book and we’ll plan the survey around it.

What happens next?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Do you test for asbestos?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Will you photograph what you find?

Yes. Photos are part of every report, so you can see exactly what each finding refers to.

Prices for chimney surveys in Deadwater

The price reflects the time and kit the roof needs. The main factors are:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • House, block, shop or office
  • Extra roofs, like extensions, dormers or garages
  • Roof area

Every price we give includes VAT, and the written report is part of the package. Chimney survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Booking your survey

The more you let us know, the easier it is to price the survey. When you contact us, let us know:

  • The kind of building and roof involved
  • Your postcode, so we can check access and travel
  • Why you want a survey: buying, a leak, a storm or new work
  • Where any leaks, stains or damp patches show inside

Every survey is priced before it’s booked, so you know the cost up front. Prices start from £150, including VAT. For a price for your roof, phone 07833 053749 or use the contact form.

Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Look at the chimneys with binoculars after a storm
  • Have the flue swept and checked if you use the fire
  • Leave close inspection to people with safe access
  • Use the report as a baseline for future checks

Once we’ve been, the findings are written up with photos. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Have worn pointing and cracked flaunching dealt with early. It is far simpler than rebuilding a stack later.

Signs you need a chimney survey in Deadwater

The flaunching on top of a stack holds the pots in place and sheds water. Cracked flaunching lets water in, and each winter makes it worse. Loose pots can follow.

Common reasons to book include:

  • Flashings pulling away from the stack
  • Spalled or crumbling bricks
  • Cracked or missing flaunching
  • A stack that appears to lean

If you let a flat or house near Liphook station, a dated record of the roof is useful when planning maintenance across a let.

Before you book anyone

  • What experience they bring
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether the price includes VAT
  • Their drone registration, if they fly one
