Gutter surveys around Deadwater
If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
If you own a rental within reach of Liphook station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For an older house near a landmark such as St Mark's Sacred Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Deadwater is about 1 mile east of Bordon, in Hampshire. Houses, flats, blocks and commercial buildings in Deadwater can all book gutter surveys. Across Hampshire, we cover Deadwater. Our Guildford page covers surveys nearby.

Gutter surveys for homes and businesses in Deadwater
Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that normally means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photographs. If you are worried about cracked or loose downpipes and sagging gutters and loose brackets, we can find out what’s behind it.
In a smaller place like Deadwater, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose. Once one ridge tile or slate moves, wind gets under the next one too.
What you get is a clear record of the gutter on the day we saw it. It is useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

Different roofs, different checks
Box and secret gutters
Secret gutters are hidden under the edge of the roof covering, so they’re easy to forget. The report records what could and couldn’t be seen.
Plastic (uPVC) gutters
Plastic can become brittle with age and crack. We check joints, brackets and the line of each run.
Landlord and commercial surveys in Deadwater
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you contact us and we will plan the survey around it.
If the property is let, the agent or a tenant can let us in. Surveys run seven days a week, which can make access easier.
Common roof problems in Deadwater
Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.
It is worth booking a survey if you’ve seen:
- Dripping or leaking gutter joints
- Gutters full of debris and silt
- Hoppers and outlets full of debris
- Water backing up from a hidden gutter
For site and facilities teams at buildings like Mill Chase Academy, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

FAQs for Deadwater
Is Deadwater within the area you cover?
Yes, Deadwater is covered. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.
Does a conservation area affect roof work in Deadwater?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
What do I do with the report?
The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.
What’s the price of a gutter survey?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. Just phone 07833 053749 or use the contact form for a price.
Do you test soffits or gutters for asbestos?
No. We don’t test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
What this survey can’t tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Underground drains, which need a CCTV drain survey
- Hidden sections we can’t view safely

What we do, step by step
When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. Most surveys take roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. In a smaller place like Deadwater, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.

Practical tips
A survey works best with a little help from you, before and after. Tips:
- Check the loft with care after heavy rain
- Have overhanging branches cut back
- Watch for green marks down the brickwork
- Watch the gutters during heavy rain
After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes. If it does not, tell whoever did the work.
Watch your gutters from the ground or a window during heavy rain. Overflows and dripping joints are a sign to act before the walls suffer.
