The Warren homes and their roofs
Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. The Warren is part of Bracknell, one of the post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. On homes of that age, felt underlay, flat roofs, gutters and fixings may all be due attention.
If you own a rental within reach of Martins Heron station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a building like Harmans Water Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live in an older home near St Paul, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Chimney surveys for homes and businesses in The Warren
A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. We also look for damp on chimney breasts and in the loft where there is safe access. The findings come in a written report with photos and recommendations. It suits a single stack on a house as well as several on a larger building. If you’ve noticed flaunching that has broken away and worn or missing pointing, we can find out what’s behind it, whatever the roof.
Around The Warren, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes frequently need the most attention, and the fixings under the coverings matter too. The fixings under an older roof often fail before good slates or tiles do.
If any part of the chimney stack couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

When you need someone else
In fairness, there are limits to any roof survey:
- The inside of the flue, which needs a sweep or flue specialist
- What’s inside the brickwork or behind render, without opening up
- Hidden sides of a shared stack
If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey before you book. The full list of what we check.

- Flaunching
- Chimney pots and cowls
- Brick chimney stacks
- Chimney breasts
Practical tips
These tips come from what we see on roofs every week, before and after a survey:
- Make sure unused flues are capped with ventilation
- Book a sweep for flues that are in use
- Have brackets on the chimney checked
- Keep the report to compare against at the next survey
Many people use the report to get quotes for the work. With the same list in front of each contractor, comparing quotes is simpler.
Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.
The Warren questions
Is my home in The Warren listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Can a landlord with a rental near Martins Heron station book a roof survey?
Yes, rented property is part of what we cover. You can call 07833 053749 or use the contact form with the address and a few details, including who will give access on the day.
Can you give me structural calculations?
No. We point out what can be seen, like sagging or deflection, but we’re not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning. Tell us about it as you book and we will explain what’s needed.
How long does the survey take?
It typically takes between one and two hours for most houses, and about three to four hours for a commercial roof. You’ll then get the report by email.
Do you test for asbestos?
No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.
What’s in the report?
You get our findings in writing, part by part, with photos, and ends with what we recommend. The most urgent items are made clear.

- How complicated the roof is, with its valleys, chimneys and parapets
- Extra roofs, like extensions, dormers or garages
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We will tell you which package suits the questions you have.

What we look for on each type of roof
Lead flashings
Lead flashings seal the joint between the stack and the roof. We check for lifting, splits and gaps in the joints.
Chimney pots and cowls
Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. The survey looks for cracked, loose or missing pots and cowls.
What happens on the day
A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It typically takes between one and two hours for a house, or half a day or so for a commercial building. For a survey in The Warren, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.
- We start by noting which stacks are in use, shared or causing concern.
- The flashings and the roof around each chimney are inspected.
- The top of each stack is checked for cracked flaunching and loose pots.
- We note the brickwork, pointing and any sign of leaning.
- You receive a written report setting out what needs attention first.
Getting ready for the survey
- Make sure we can get to the back of the property

Advice
Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
