The Warren Electronic Leak Detection
We take a careful look at the flat roof membrane at your property in The Warren, with photographs and a written report.
- Breaches around outlets and penetrations
- Leaks showing away from the breach
- Water coming in under a flat roof
Checking the roof from ground level
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.
Electronic leak detection in The Warren: what you get
ELD is a way of pinpointing breaches in a flat roof’s waterproofing membrane. It works with an electrical current which can only get through the membrane at a breach. It can find holes too small to spot by eye, so your roofer can repair them. You get a photo-illustrated written report of each breach found. We survey commercial flat roofs, single-ply roofs and liquid-applied waterproofing, and people most frequently book us about leaks through a flat roof with no obvious cause and new membranes needing a check before handover.
Flat roofs in smaller places like The Warren can be more exposed, especially where nothing shelters them, where wind can catch loose edges and trims. Felt and bitumen also age in strong sun. The signs are splits, blisters and edges coming away, along with water that sits after rain. A flat roof that still holds water days after rain is also worth a closer look.
Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the flat roof membrane, any defects and our written recommendations.

Why it’s worth a survey now in The Warren
Leaks left running can wet the insulation and deck. Finding the breach sooner limits that. Blocked gutters on homes around The Warren overflow and soak walls, particularly where trees overhang. Dealing with the cause is simple; drying out a wall is not.
Every price we give includes VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. You’ll know the price for the job before you book.

What this survey can’t tell you
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- Repairing the breaches (that’s for your roofer)
- How wet the insulation is
- Build-ups without a suitable layer below
If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey before you book. What a survey covers and does not.

Your questions about electronic leak detection in The Warren
Is my home in The Warren listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Will you come out to The Warren?
Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.
How soon will I get the report?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
Does the weather affect the survey?
A survey can normally go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.
How is ELD priced?
Electronic leak detection is quoted for your roof, because the method depends on the roof. Size, build-up and access all affect the price. To get a quote, ring 07833 053749 or email us.
Will you go up on the roof?
Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where applicable.
Do you use low-voltage or high-voltage testing?
It depends on the membrane and the build-up. Low-voltage testing usually needs a wet surface, while high-voltage testing needs a dry, exposed membrane.

Tips that help
A survey works best with a little help from you, before and after. Some tips:
- Avoid repeated repairs without finding the cause
- Limit access to the roof
- Check trades protect the waterproofing
- Share any drawings of the roof
If anything in the report isn’t clear, ask us. We’ll explain what was found and what it means.
Ask trades working on the roof to protect the membrane when fitting equipment. Have the roof looked at after other work.
How it works
Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit typically takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. In a smaller place like The Warren, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.
- First, you tell us about the roof build-up and where water is showing.
- We check that the membrane and build-up suit electronic leak detection.
- The testing method is chosen to suit the membrane and build-up.
- We test the membrane and find where current is passing through it.
- The breaches are recorded with photographs in a report for your roofer.
Before the survey
- Leave a clear route to the loft
- Leave side gates unlocked
- Make a note of anything you’d like us to look at

Flat and commercial roofs around The Warren
What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
Anyone responsible for a site like Harmans Water Primary School will know that schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. The streets around a church such as St Paul are often among the oldest in a place, and if your house is among the older ones nearby, flat-roofed rear additions and dormers added over the years are worth checking. If you run a business near The Lexicon, flat roofs over shops and units are easy to forget until water comes through a ceiling.
