What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Basic, Standard or Premium
  • How many separate roofs there are, such as extensions, dormers and garages
  • House, block, shop or office
  • How big the roof is

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

What to tell us when you contact us

To price your survey accurately, we’ll ask about:

  • Any deadline, like an exchange date
  • Where any leaks, stains or damp patches show inside
  • Any photos you have, taken from ground level or a window
  • The property’s address and postcode

Most bookings start with a short call: ring 07833 053749 or email us, and we’ll ask about the building and what you need. You will have a price before anything is arranged.

Roof leak investigation in The Warren

Some leaks only appear in certain weather. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Telling us when it happens helps a lot, along with any photos you’ve taken. Even on a dry day, a leak usually leaves clues: stained timbers, tide marks and damp underlay. Moisture detection shows which materials are still damp. We survey slate and tile slopes, flat roof details and the roof space, and common reasons people get in touch are stains around a skylight and wet patches on loft insulation.

Houses in smaller places like The Warren can stand more in the open, so wind and driving rain find any weakness in ridges, verges and flashings. A leak that only appears in certain weather often points to an exposed detail. Let us know when it happens when you contact us. The gutters on the most exposed side can overflow too.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What you can safely check yourself

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

The survey, step by step

It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit typically takes between one and two hours at most homes, rising to roughly 3–4 hours on a commercial building. For a survey in The Warren, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. We start with your notes and photos of the leak.
  2. Inside, we check the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
  5. You receive a report with the likely source, photos and recommendations.

Before the survey

  • If it isn’t your property yet, arrange access through the agent
  • Keep pets in another room
  • Leave a clear route to the loft

Advice

What we’re asked to look at in The Warren

Flashings are one of the commonest sources of roof leaks. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. When lead lifts or splits, or a mortar fillet cracks, rain runs straight in.

Typical things we’re asked to look at include:

  • Water marks that spread in wet weather
  • Damp walls below an overflowing gutter
  • A leak that comes and goes with the weather
  • Stains around a skylight

If you look after a shop, office or commercial unit, for example near The Lexicon, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast.

Before booking any roof surveyor

  • Will they check the loft as well as the outside?
  • What insurance they carry
  • What happens after the report arrives
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What to expect from a roof survey

The Warren: your questions answered

Does a conservation area affect roof work in The Warren?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like The Warren?

Yes, The Warren is on our map. Villages and rural addresses get the same survey as a town house.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, backed by photographs. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you as you book.

What’s the best way to book?

Simply phone 07833 053749 or send us an email with the address. We’ll ask a few questions, confirm the price and agree a date.

How do you tell a leak from condensation?

It’s a common question. A leak normally shows in one area and follows rain, while condensation is often widespread and worst on cold days. We tell you which it is most likely to be.

Do you need to get into the loft?

Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.

Different roofs, different checks

Slate and tile slopes

‘Nail fatigue’ is a common cause of slipped slates. Even a single gap can let water in.

Valleys

A valley leak can appear well away from the valley inside. From inside the loft space, we follow the water’s route back.

Roof leak investigations around The Warren

Bracknell, which The Warren is part of, is one of England’s post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Low pitches let wind-driven rain reach further under the tiles, and flat-roofed garages and porches are common leak points. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

If you live in an older home near St Paul, old mortar, worn lead and slipped slates are the usual suspects when water gets in. For site and facilities teams at buildings such as Harmans Water Primary School, on a building that size, finding the source of a drip means looking well beyond the stain.

What we cannot see

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • The repair itself (the investigation finds and reports the cause)
  • Faults hidden behind ceilings or boarding
  • An intermittent leak that shows no trace on the day
