Pre-purchase roof survey in Winkfield Row, Bracknell Forest
A roof survey before you buy a house or flat in Winkfield Row, with drones and thermal imaging where they help. Get in touch for a price.
- Ponding, blisters or splits on a flat roof
- Gaps where slates or tiles have come loose
- Loose pots and cracked flaunching
What we look for on each type of roof
Clay and concrete tiles
Older homes in the South East often have handmade clay tiles, including Kent peg tiles on some. Rotten pegs let tiles slide, so we look for gaps along the courses.
Gutters and parapets
A butterfly roof drains to a central valley gutter, typically to the back of the house. If yours does, we check that gutter and where it drains.
Pre-purchase roof survey in Winkfield Row: what you get
Some roofs can’t be seen well from ground level or from windows. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, along with a same-day report. Where a flight is not possible, because of airspace rules or the weather, we tell you and inspect from every other safe vantage point. We survey gutters and downpipes, natural slate and the roof space, and the problems we are asked to look at most are flashings that have lifted or split and patch repairs that may hide an ongoing problem.
Somewhere as small as Winkfield Row, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

All our prices include VAT. What changes the price is:
- Whether thermal imaging or a drone is needed
- Which survey package you book
- The shape of the roof and its details
- The type of building, from a house to a block or an office

Helping us price your survey
The more you let us know, the easier it is to price the survey. When you contact us, it’s useful to mention:
- The property’s address and postcode
- The reason for the survey, such as buying, a leak or storm damage
- Any stains, drips or damp patches you’ve seen indoors
- Whether there’s a loft hatch, a shared roof or tricky access
Unsure which package suits your roof? The easiest way is to call 07833 053749 or send us an email and describe the roof and what’s worrying you. We will talk you through the options and what they cost.
What we are asked to look at in Winkfield Row
Chimneys take the worst of the weather. Pointing crumbles, flaunching cracks and flashings lift. On terraced and semi-detached homes, a stack may be shared with next door, which can affect how any work is arranged.
A survey makes sense if you’ve noticed:
- Slipped or missing slates and tiles
- Signs of past leaks inside the loft
- Loose pots and cracked flaunching
- Blistered or split felt on a flat roof
The streets around a church such as St Martin's Church are often among the oldest in a place, and if your house is among the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are.

Can I check my roof myself?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Tips that help
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Let us know your timetable
- Look for fresh paint on upstairs ceilings at viewings
- Book once your offer is accepted
- Find out whether the roof has been replaced or patched
After you move in, keep the report somewhere safe. Deal with the urgent items first, and keep the photographs to compare against later. Premium comes with a follow-up after 12 months to see how things have changed.
Keep the loft ventilated. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.
Winkfield Row questions
Does a conservation area affect roof work in Winkfield Row?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Is Winkfield Row within the area you cover?
Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.
Do you need to go inside the property?
Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we cannot get in, the report says so.
Do I need a roof survey if I’m having a RICS survey?
They do different things. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and doesn’t replace one.
Can you survey a shared roof?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.
When should I book a pre-purchase roof survey?
Once your offer has been accepted, and before exchange. That gives you time to use the findings, whether that means asking questions or negotiating.
Do you inspect the roof from on top?
Only where it is safe. Many roofs can be seen well from windows, vantage points and the loft.
