Pre-purchase roof surveys for Hawthorn Hill homes and businesses

Pre-purchase roof surveys for homes and businesses in Hawthorn Hill

We survey roofs for buyers in Hawthorn Hill and across London and South East England. Whether it’s a terrace, a semi, a detached house or a flat, the roof gets the same careful look. The report says what’s in good order, what is not and what to deal with first. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To arrange a survey, call 07833 053749 or use the contact form. We’re frequently asked to look into old water stains in the roof space and a ridge or slope that dips, on natural slate, gutters and downpipes and the roof space.

For a small place like Hawthorn Hill, the visit is planned like any other: the journey, parking and access are simply agreed ahead of time. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Leave it or get it looked at?

Once you exchange, the roof’s problems become yours. Before then, you can still ask questions, ask for work to be done or reconsider. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. In a small place like Hawthorn Hill, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and the package you choose.

Why choose Independent Roof Survey in Hawthorn Hill

Surveys for landlords and agents in Hawthorn Hill

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

We survey roofs for landlords and agents as well as homeowners. A written report with photos gives you a clear record of the roof, which helps you plan work between tenancies.

What a pre-purchase roof survey does not cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A valuation or a promise of a lower price
  • Confirmation of asbestos in cement sheets or soffits
  • Faults hidden behind ceilings, boards or coverings

If in doubt, ring 07833 053749 or drop us an email and we will suggest the right survey. The full list of what we check.

Roof types and parts we check

  • Lead flashings and valleys
  • The roof space
  • Flat-roofed extensions and dormers
  • Gutters and downpipes
  • Clay and concrete tiles
  • Chimney stacks
  • Natural slate

What a survey costs

All our prices include VAT. The things that change the price are:

  • Basic, Standard or Premium
  • If the survey needs thermal imaging or a drone
  • The type of building, from a house to a block or an office
  • The height of the building and how the roof can be seen safely

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We will tell you which package suits the questions you have.

What we need to know

The more you let us know, the easier it is to price the survey. When you contact us, tell us:

  • Where the property is, with the postcode
  • The kind of building and roof involved
  • Dates you are working to, such as exchange
  • The reason for the survey, such as buying, a leak or storm damage

Booking is simple: just call 07833 053749 or use the contact form, let us know about the property and we’ll point you to the right survey. The price is agreed up front.

What happens on the day

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take about 1–2 hours at a typical house, with time for the loft where it can be reached. For a village or hamlet like Hawthorn Hill, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Preparing for the visit

  • Agree roof access with the managing agent if it is shared
  • Unlock side gates and any roof access doors
  • Have any questions written down, so nothing gets missed

Common questions in Hawthorn Hill

Does a conservation area affect roof work in Hawthorn Hill?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is Hawthorn Hill within the area you cover?

Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Can I use the report to negotiate on price?

Yes. The report sets out what we found, with photos, so you can raise them with the seller or their agent. How the seller responds is up to them.

How long does the survey visit take?

It usually takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

At what stage of buying should I get the roof surveyed?

Book as soon as your offer is agreed. You need the report before you exchange, because after that the roof is yours to deal with.

Hawthorn Hill homes and their roofs

Historic houses such as St Leonard's Hill, about 3.8 miles east, show how far back building in the area around Hawthorn Hill goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If you own one of the older houses in the streets near Church of St Michael and All Angels, the roof may have had decades of patch repairs, and the survey shows where they are. Landlords with a home close to Bracknell station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
