How we price flat roof surveys

Several things affect the price of a survey:

  • The shape of the roof and its details
  • The package you choose: Basic, Standard or Premium
  • Extensions, dormers and garages with roofs of their own
  • The height of the building and how the roof can safely be seen

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

What to tell us when you contact us

There’s no need for technical words. It’s enough to tell us:

  • Photos of the roof, taken safely from the ground or a window
  • Where water is showing inside, if it is
  • Access details, such as a loft hatch or a shared roof
  • The kind of building and roof involved

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, call 07833 053749 or use the contact form.

About our flat roof survey in Hawthorn Hill

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We survey single-ply membranes, felt flat roofs and GRP fibreglass, and common reasons people get in touch are dips that suggest the deck is deflecting and cracked or split membrane.

Flat roofs on exposed homes in small places like Hawthorn Hill take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Rented homes, blocks and businesses

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.

How the survey works

The visit has one job: to look at the flat roof as closely as is safe and record what we find. Notes and photos go into the written report. It usually takes an hour or two at most homes, and longer for a large or complex roof. In a hamlet or village like Hawthorn Hill, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We view the roof from the ground, from windows and from the roof where it is safe to do so.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Where there’s safe access, we look at the ceilings and spaces below for signs of water.
  5. You get a written report with photographs and our recommendations.

How to prepare

  • Buyers: confirm access with the estate agent or seller
  • Keep pets inside or away from the areas we’re looking at
  • Note where any stains or damp appear

Getting a price

Advice

What a flat roof survey does not cover

To be straight with you, there are limits to any roof survey:

  • Whether the deck or joists are strong enough
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • A fixed date for when the roof will need replacing

If in doubt, call 07833 053749 or email us and we’ll suggest the right survey before booking. What our survey covers.

What we look at

  • Mastic asphalt
  • GRP fibreglass
  • Felt flat roofs
  • EPDM rubber
  • Single-ply membranes
  • Upstands and outlets

What a flat roof survey looks like in Hawthorn Hill

Historic houses such as St Leonard's Hill, about 3.8 miles east, show how far back building in the area around Hawthorn Hill goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Take an older house close to Church of St Michael and All Angels: flat-roofed rear additions and dormers added over the years are worth checking. For landlords with property near Bracknell station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If you look after a building like Holyport College, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

DIY checks: what’s safe

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

How the survey changes by roof type

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. Any tears, punctures or loose membrane are recorded with photos.

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.

Hawthorn Hill questions

Is Hawthorn Hill within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is Hawthorn Hill in the area you cover?

Yes. We cover the whole of London and South East England, and Hawthorn Hill is part of that. Just phone 07833 053749 or drop us an email and tell us about the property, and we will talk through which survey suits.

Does someone need to be in?

Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Will you walk on the flat roof?

Only where it is safe to do so. Otherwise we use windows, vantage points and the spaces below, and we note any area we couldn’t see. We don’t walk on fragile rooflights or sheeting.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We check the parts we’re given access to.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.

Can you give me structural calculations?

No. We are roof surveyors, not structural engineers, and it doesn’t include calculations. We’ll recommend an engineer if we see signs that call for one.
