Flat roof surveys in Nuptown

Flat roof survey in Nuptown

We inspect a flat roof from wherever it can safely be seen: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there is access. We don’t walk on fragile rooflights or fragile roof sheeting. If part of the roof cannot be seen or reached safely, the report says so, so the limits of the survey are clear. If you’ve noticed loose or cracked edge trims and outlets that hold water back, a survey will tell you what’s going on.

Flat roofs on exposed homes in small places like Nuptown take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which frequently last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey changes by roof type

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Hairline cracks over board joints are an early warning we look out for.

Rooflights and upstands

The joins around rooflights and at upstands are common leak points. We check the seals and the covering around each one.

What happens on the day

Once we’ve finished looking, we write up our findings as a report with photos. As for time on site, it typically takes about one to two hours for a small flat roof at home, and longer for a large commercial one. In a small place like Nuptown, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from the ground, windows and the roof where it’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

What a survey costs

The price reflects the time and kit the roof needs. That comes down to:

  • The use of thermal imaging or a drone
  • Chimneys, valleys, parapets and other details
  • Whether it is a home or a commercial building
  • The roof’s overall size

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.

What we need to know

What helps most when you contact us:

  • Photos of the roof, taken safely from ground level or a window
  • The reason for the survey, such as buying, a leak or storm damage
  • Where the property is, with the postcode
  • How the loft is reached, if there is one

Booking is simple: just phone 07833 053749 or drop us an email and give us a few details about the property and we’ll point you to the right survey. We confirm the price before anything is booked.

What you can safely check yourself

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Local flat roofs in Nuptown

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. St Leonard's Hill, about 3.5 miles east, is one of the historic houses in the wider area around Nuptown. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

For an older house near a landmark such as Church of St Michael and All Angels, flat-roofed rear additions and dormers added over the years are worth checking. If you let a flat or house near Bracknell station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. For businesses in and around places such as The Lexicon, flat roofs over shops and units are easy to forget until water comes through a ceiling.

Nuptown: your questions answered

Is Nuptown in the area you cover?

We do. Every survey there gets the same written report with photos.

Is my home in Nuptown listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

When does the report arrive?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Which flat roof coverings do you cover?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We’ll tell you in the report.

Should I worry about standing water on my flat roof?

Water that lies on a flat roof for days is a sign that something needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.

How do I book a survey in Nuptown?

To arrange a survey, ring 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Does the survey cover asbestos?

Asbestos testing isn’t part of our survey. Where a roof has materials that might contain asbestos, like old cement sheeting, the report flags them so a specialist asbestos surveyor can check them.

What we can’t see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether old sheeting or boards contain asbestos
  • A fixed date for when the roof will need replacing
  • A structural engineer’s assessment of the deck

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. What our survey covers.

What this survey covers

  • GRP fibreglass
  • Single-ply membranes
  • EPDM rubber
  • Mastic asphalt
  • Felt flat roofs
  • Upstands and outlets

Tips that help

Over many surveys, some simple habits stand out as worth the effort:

  • Check the outlets after the leaves fall
  • Treat rooflights and old sheeting as fragile
  • Watch the ceilings below the flat roof for stains
  • Book a survey every few years

Landlords, owners and managing agents can keep the report as a dated record of the roof. It is useful when planning upkeep and setting budgets, and it gives a baseline to compare against next time.

Small defects are simpler to deal with while they’re still small. A flat roof that is looked after between surveys normally lasts longer.
