How a thermal roof survey works in Nuptown

What a thermal camera can show depends a lot on the weather. It helps to have a sunny day beforehand, a dry surface and calm air. Rain, wind and cloud can all make the patterns weaker. We’ll discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. If you are worried about possible trapped moisture under a flat roof covering and damp where roofs meet walls and chimneys, a survey will tell you what’s going on.

Villages like Nuptown often stand in open country, where wind can be strong. Strong wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What this survey can’t tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Hidden layers that need to be opened up to check
  • Confirming water without moisture readings
  • Insulation values or heat loss calculations

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. The full list of what we check.

Roof types and parts we check

  • Flat roofs
  • Commercial roofs
  • Ceilings below the roof
  • Loft conversions
  • Pitched roof slopes
  • Insulated roof spaces

Drones, thermal imaging and Nuptown roofs

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Steep or complicated roofs are often hard to see from ground level, which is where aerial photos and thermal images help. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

If you look after a shop, office or commercial unit, for example near The Lexicon, large commercial roofs are often easiest to see from the air or with a thermal camera. With St Leonard's Hill about 3.5 miles east, the area around Nuptown has a long history. Aerial photos and thermal images let an old roof be checked without anyone disturbing it. The streets around a church such as Church of St Michael and All Angels are frequently among the oldest in a place, and if your house is among the older ones nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Nuptown is about 3 miles north of Bracknell, in Bracknell Forest. From houses to flats and shops in Nuptown, we can survey the roof. We cover towns and villages across Bracknell Forest. There’s also a page for Reading.

How the survey works

On the day, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely. Most surveys take roughly 1–2 hours at most homes; commercial roofs usually need 3–4 hours. Somewhere as small as Nuptown, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before we arrive

  • Leave side gates unlocked
  • Find any records of previous roof work
  • If it is not your property yet, arrange access through the agent

Booking a survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, phone 07833 053749 or email us.

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Tell us where and when you’ve seen damp or stains
  • Ask us about the forecast if rain is expected
  • Keep the heating on as usual before a heat loss survey
  • Use the report as a baseline for later checks

Premium Surveys include an in-person consultation, so you can go through the images with us. There is a 12-month follow-up too.

Consider a repeat survey after major work on the roof, when the conditions are suitable.

Different roofs, different checks

GRP fibreglass roofs

Cracks in GRP can let water into the boards beneath. We combine a visual check of cracks with the thermal images around them.

Loft insulation

From inside the loft, thermal imaging can show gaps in insulation and cold spots. We inspect the loft where it can be reached safely.

What affects the price in Nuptown

All our prices include VAT. The things that change the price are:

  • Commercial roofs and larger buildings
  • The height of the building and how the roof can safely be seen
  • If the survey needs thermal imaging or a drone
  • The number of roofs, including extensions and garages

Our price is from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

What to tell us when you contact us

To price your survey accurately, we will ask about:

  • Dates you’re working to, such as exchange
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Why you want a survey: buying, a leak, a storm or new work
  • The property’s address and postcode

We survey roofs on weekdays and at weekends. To arrange a day that suits you, call 07833 053749 or send us an email.

Questions from Nuptown

Is my home in Nuptown listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is Nuptown in the area you cover?

We do. The survey and report are the same in Nuptown as anywhere else, and visits run on weekdays and weekends.

Can you check my loft insulation with a thermal camera?

Thermal images can suggest where heat is escaping and where insulation may be missing. We don’t give energy ratings or heat loss calculations, but the report shows where to look more closely.

Will thermal imaging find my leak?

It frequently helps show where to look. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. We combine it with a visual inspection and moisture readings because the camera cannot confirm water on its own.

Is thermal imaging useful on pitched roofs?

It can help, but the results are often less clear than on a flat roof. Slates and tiles over a ventilated space can mask what’s below, so we combine it with an inspection from the loft where there’s safe access.

How soon will I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

What’s in the survey report?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. The most urgent items are made clear.

Why get it checked now?

For buyers, a thermal survey adds detail that a visual inspection can’t give. Hidden problems found before exchange can be raised with the seller or agent. In a small place like Nuptown, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.
