Thermal roof survey in Hawthorn Hill

Your report sets out the thermal images alongside ordinary photos, so it is easy to see which part of the roof each one shows. We explain what each pattern may mean, what the moisture readings found and what we recommend. With a Premium Survey, the report reaches you the same day. If you have questions, the in-person consultation gives you time to go through them. There’s a 12-month follow-up as well. We survey insulated roof spaces, ceilings below the roof and loft conversions, and common reasons people get in touch are moisture around outlets and upstands and missing or slipped insulation.

In a small place like Hawthorn Hill, open ground can mean strong wind. Strong wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

Where we cannot see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Not every roof costs the same to survey, for these reasons:

  • Building height and the viewpoints available

  • The roof’s overall size

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your survey before you book.

Questions from Hawthorn Hill

Do you carry out roof surveys in Hawthorn Hill?

We do. The survey and report are the same in Hawthorn Hill as anywhere else.

Do you cover smaller places like Hawthorn Hill?

Yes, Hawthorn Hill is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Which survey includes thermal imaging?

Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where applicable, structural analysis and a same-day report.

What’s in the report?

A photo-illustrated written report, covering the condition of the roof, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Do you climb onto every roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where applicable.

What happens after the survey?

We email you the written report with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Landlord and commercial surveys in Hawthorn Hill

We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the roof, with photos, useful for planning maintenance.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

What you can safely check yourself

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Before and after the survey

Here are a few things we’d tell any owner:

  • Tell us where and when you’ve seen damp or stains
  • Keep the heating on as usual before a heat loss survey
  • Clear a path to the loft hatch before we arrive
  • Leave the roof to people with safe access

If you’re buying, the report gives you specific points to raise with the seller or agent. What you do with it is up to you, whether that’s asking for work or discussing the price.

Deal with small splits and lifted seams promptly. Water that gets under a covering can spread a long way before it shows.

Airspace, weather and Hawthorn Hill roofs

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Steep or complicated roofs are often hard to see from the ground, which is where photos from the air and thermal images help. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

If you look after a shop, office or commercial unit, for instance near The Lexicon, large commercial roofs are often easiest to see from above or with a thermal imager. St Leonard's Hill, about 3.8 miles east, is one of the historic houses in the wider area around Hawthorn Hill. Older roofs nearby can be steep and hard to see from the ground, and a survey by drone or thermal camera does not touch the roof itself. The streets around a church like Church of St Michael and All Angels are frequently among the oldest in a place, and if your home is one of the older ones nearby, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Honest limits

It’s a careful look at the roof, not the whole story. Its limits include:

  • Insulation values or heat loss calculations
  • Hidden layers that need to be opened up to check
  • Proving moisture from the images alone

If in doubt, ring 07833 053749 or drop us an email and we’ll recommend the right survey before you book. The full list of what we check.

What this survey covers

  • Insulated roof spaces
  • Ceilings below the roof
  • Commercial roofs
  • Flat roofs
  • Pitched roof slopes
  • Loft conversions

The survey, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes between one and two hours for most houses, though large, tall or awkward roofs take more time. For a village or hamlet like Hawthorn Hill, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Have any questions written down, so nothing gets missed
  • Clear the way to the loft hatch
