Thermal roof surveys in Great Hollands

Thermal roof survey in Great Hollands

A thermal survey isn’t a quick fix for every roof problem. Sun, shade, reflective surfaces and wind can all change what the camera shows. That’s why we check findings with moisture readings and a close visual inspection. The report is clear about what the images show and what they don’t. If a finding can’t be confirmed, the report suggests a next step. We survey commercial roofs, insulated roof spaces and loft conversions, and common reasons people get in touch are damp around chimneys and parapets and thin or uneven insulation in the roof.

Around Great Hollands, older homes can have thin loft insulation and later additions with roofs of their own. Thermal patterns and close-up photos together give a fuller picture of the roof. Anything that looks like moisture is checked with a meter. Calm, dry weather suits both methods, so the date is set with the forecast in mind.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What affects the price in Great Hollands

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The height of the building and how the roof can safely be seen
  • Any need for thermal images or a drone flight
  • The roof’s overall size
  • The number of roofs, including extensions and garages

Our price is from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

What we need to know

Before you get in touch, it is useful to have:

  • What kind of property and roof it is
  • Dates you are working to, such as exchange
  • Any stains, drips or damp patches you’ve seen indoors
  • The reason for the survey, like buying, a leak or storm damage

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or send us an email with the address and the days you’d prefer.

Drones, thermal imaging and Great Hollands roofs

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help.

If you live in an older home near St Michael and St Mary Magdalene's Church, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. Anyone responsible for a site like Great Hollands Primary School will know that a drone or thermal camera can show a large roof in a single visit. If you look after a shop, office or commercial unit, for example near The Lexicon, large commercial roofs are frequently easiest to see by drone or thermal camera.

What you can safely check yourself

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What we can’t see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • An energy rating for the building
  • Hidden layers that need to be opened up to check
  • Structural calculations, which need a structural engineer

If in doubt, phone 07833 053749 or drop us an email and we’ll recommend the right survey. What our survey covers.

What this survey covers

  • Commercial roofs
  • Insulated roof spaces
  • Ceilings below the roof
  • Pitched roof slopes
  • Loft conversions
  • Flat roofs

The survey, step by step

After the inspection, everything we found is written up in a report with photos, sent to you by email. On timing, most surveys take an hour or two on an ordinary house, or half a day or so for a commercial building. Being in a smaller place like Great Hollands does not change how the visit works: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Heat the home normally on the days before
  • Clear leaves from outlets and gutters each autumn
  • Use the report as a baseline for later checks
  • Note where damp appears and after what weather

Where a pattern can’t be confirmed, the report says what could help, for example electronic leak detection or a roofer opening up a small section.

Keep outlets and gutters clear so water drains off the roof quickly. Less standing water means less chance of it getting under the covering.

Great Hollands: your questions answered

Is my home in Great Hollands listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Great Hollands?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Which survey includes thermal imaging?

Thermal imaging is included in our Premium Survey, from £400. The Premium Survey also covers a full inspection, drone inspection where it applies, structural analysis and a report on the same day.

Can you give me structural calculations?

No. We point out what can be seen, such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

How soon will I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when booking.

How does a thermal imaging roof survey work?

The images show how warm or cool each part of the surface is. Differences can suggest wet areas, missing insulation or heat loss, which we then check with moisture readings.

Different roofs, different checks

Single-ply and EPDM roofs

Because these membranes are thin, patterns from below often show. Reflections from shiny surfaces can affect readings, which we allow for.

Felt and asphalt flat roofs

Felt and asphalt sit tight to the layers below, which often helps the camera pick up differences. We confirm any patterns with moisture readings.
