Roof surveys for Great Hollands homes and businesses

Can I check my roof myself?

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

Roof survey in Great Hollands: what you get

Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. A flat roof typically wears out sooner than a pitched one. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We survey ridges, hips and valleys, the roof space and chimney stacks, and people most often book us about blocked, sagging or leaking gutters and loose ridge or hip tiles.

Trees around homes in smaller places like Great Hollands drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What a survey costs

Not every roof costs the same to survey, and it comes down to:

  • Height and safe access
  • Whether it is a home or a commercial building
  • Roof area
  • How many separate roofs there are, such as extensions, dormers and garages

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 including VAT. We can help you choose the package that fits what you need to know.

What we need to know

The more you let us know, the easier it is to price the survey. When you get in touch, it is useful to mention:

  • Any deadline, such as an exchange date
  • Any marks or damp showing indoors
  • Where the property is, with the postcode
  • What made you get in touch

If you have photos of the roof, send them over. Take them safely from the ground or a window. To send them or to book, phone 07833 053749 or use the contact form.

Different roofs, different checks

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded.

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We check the flashings and mortar for the cause.

Great Hollands: your questions answered

Does a conservation area affect roof work in Great Hollands?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Is Great Hollands within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

What’s the best way to book?

Simply phone 07833 053749 or use the contact form with the address. We’ll ask a few questions, confirm the price and agree a date.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Let us know about it as you book and we’ll explain what’s needed.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access as you book.

Do you use drones?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Is this a RICS survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What happens on the day

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit normally takes about 1–2 hours at a typical home, and more on a big or complicated roof. Parking around Great Hollands is typically easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Before the survey

  • Have keys ready for side gates, garages or roof access doors
  • Buyers: confirm access with the estate agent or seller
  • Show us where any leaks or stains appear

Getting a price

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or drop us an email when you’re ready.

Signs you need a roof survey in Great Hollands

A blocked gutter does more harm than it looks. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building, particularly near trees.

These are some of the problems a survey can pick up:

  • Blocked, sagging or leaking gutters
  • Lifted, split or missing lead flashings
  • Crumbling chimney pointing or cracked flaunching
  • Gaps in the roof where coverings have gone

If you live in an older home near St Michael and St Mary Magdalene's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Choosing a roof surveyor

  • Is VAT included in the price?
  • Will they check the loft as well as the outside?
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What they won’t be able to tell you

What’s in a roof survey

Landlords, agents and block managers in Great Hollands

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Where a roof is shared: we need access agreed with whoever owns or manages the building. Tell us about it as you book and we will plan the survey around it.

Roof surveys around Great Hollands

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Landlords with a home close to Bracknell station may find that a dated record of the roof is useful when planning maintenance across a let. Anyone responsible for a site like Great Hollands Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
