What a roof survey looks like in Home Farm
England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
The streets around a church such as St Michael and St Mary Magdalene's Church are often among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Take a building like Wooden Hill Primary and Nursery School: a written record of a large roof helps plan work for the holidays rather than in term time.

About our roof survey in Home Farm
A roof survey tells you what condition your roof is in, before small faults become big ones. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the loft space where there’s safe access. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We survey clay and concrete tiles, natural slate and ridges, hips and valleys, and the problems we are asked to look at most are lifted, split or missing lead flashings and leaning or weathered chimney stacks.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

The survey, step by step
Every roof is different, but as a rough guide the survey takes between one and two hours for a house, with bigger or more complicated roofs taking longer. You’re welcome to ask questions while we are there. Somewhere like Home Farm needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
Getting ready for the survey

- Buyers: confirm access with the estate agent or seller

For landlords and managing agents
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we’ll plan the survey around it.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
Do you need a roof survey in Home Farm?
Slates and tiles often outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot, letting tiles move.
A survey makes sense if you’ve noticed:
- Loose ridge or hip tiles
- Ponding, splits or blisters on flat roofs
- Flashings that have come away from the wall
- Gutters that overflow in heavy rain
If you let a flat or house near Bracknell station, the gap between tenancies is a good time to have the roof looked at.
What to check before booking
- Their report turnaround times
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- How long they’ve been surveying roofs
- Is there a chance to talk the report through?
FAQs for Home Farm
Are flat-roofed garages and porches in Home Farm worth including?
It’s frequently worth it, as these roofs are easy to forget. On buildings from before 2000, cement sheet roofs may contain asbestos and should be checked by a specialist asbestos surveyor before anyone disturbs them.
Does a conservation area affect roof work in Home Farm?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Does someone need to be in?
That depends on the survey. For inside areas and the roof space, someone has to give us access.
How long does the visit take?
Allow roughly 1–2 hours at a typical home, and more on a big or complicated roof. We will confirm what to expect when we arrange the visit.
Is your survey a structural engineer’s report?
No. If we see signs that need an engineer, such as serious sagging, we will say so. We do not provide structural calculations.
When will the report arrive?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.
Does this replace a RICS home survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
How the survey changes by roof type
Concrete interlocking tiles
Mortar at ridges and verges often cracks on tiled roofs. We check for loose ridge tiles and missing mortar, as wind can lift them.
Clay plain and peg tiles
Handmade and machine-made clay tiles are long-lasting. We check for cracked, slipped and missing tiles, and for spalling where the surface has flaked.

What you can safely check yourself
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.
The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where applicable.
What a roof survey does not cover
Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:
- Confirmation of asbestos in soffits or cement sheets
- Faults hidden behind ceilings or boarding
- The condition of the rest of the building (that is a RICS home survey)
If in doubt, call 07833 053749 or send us an email and we’ll point you to the right survey. What a survey covers and doesn’t.
