Independent electronic leak detection in Home Farm

Electronic leak detection for homes and businesses in Home Farm

Not every flat roof suits electronic testing. Some membranes conduct electricity themselves and some roofs do not have a suitable layer beneath the membrane. We will say if ELD won’t work on your roof at the start. Telling us what you know about the roof’s membrane and layers helps, including drawings, specifications or the roofer’s paperwork. It avoids arranging a test that can’t give results. We survey commercial flat roofs, flat roof membranes and roof terraces and balconies, and common reasons people get in touch are new roofs to check before paving or planting and damage from equipment installers.

Somewhere as small as Home Farm, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them when booking.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

Flat roofs in Home Farm

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Bracknell, which Home Farm is part of, is one of England’s post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Many of those flat roofs have been re-covered over the years, and some may still have older felt. Cement sheet roofs on buildings from before 2000 may contain asbestos, so a specialist asbestos surveyor should check them before they’re disturbed.

Anyone responsible for a site like Wooden Hill Primary and Nursery School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you live in an older home near St Michael and St Mary Magdalene's Church, the joins between later flat roofs and the old walls are where problems usually start. For landlords with property near Bracknell station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Roof by roof

EPDM rubber roofs

Whether an EPDM roof can be tested depends on the membrane and build-up. We check before we quote.

Liquid-applied waterproofing

Pinholes in a coating can let water through. ELD can help locate them on suitable roofs.

How it works

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes more time on a big roof than a small one, with the construction of the roof playing a part too. Older roofs in small places like Home Farm can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. You let us know about the roof and where water is showing.
  2. The roof is assessed for suitability first.
  3. The test method is chosen to suit the roof.
  4. We test the roof and locate any breaches.
  5. A report with photographs shows where each breach is.

How to prepare

  • Keep pets out of the way during the survey
  • Leave a clear route to the loft
  • If you are buying, check with the agent that we can get in

How to book

Most bookings start with a short call: ring 07833 053749 or drop us an email, and we will ask about the building and what you need. You will have a price before anything is arranged.

Related advice

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Act on new leaks promptly
  • Consider ELD before paving or planting goes on
  • Don’t let outlets block
  • Keep foot traffic on flat roofs to a minimum

If water has been getting in, insulation under the membrane may be wet. That’s something to discuss with your roofer, and moisture readings can help.

Limit foot traffic on flat roofs. Many breaches come from foot traffic.

DIY checks: what’s safe

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What we cannot see

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • Leaks from plumbing or windows
  • The extent of water in the insulation
  • Parts of the roof covered by fixed equipment

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before you book. The full list of what we check.

Questions from Home Farm

Do you cover smaller places like Home Farm?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Should a flat-roofed garage or porch in Home Farm be checked too?

Often, yes, so mention it as you book. Many homes in new towns like Bracknell have flat-roofed garages and porches, and felt roofs frequently last around 15–20 years.

What’s in the survey report?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. Anything we couldn’t see safely is noted too.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Will you go up on the roof?

Not unless it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed.

How many surveys have you done?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.

How much does electronic leak detection cost?

Electronic leak detection is quoted for your roof, because the method depends on the roof. The price depends on the roof’s size and build-up. For a quote, ring 07833 053749 or drop us an email.

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Businesses and commercial landlords can book us too. Bigger roofs take more time, and they’re priced for the size.
