Thermal roof surveys for homes and businesses in Warfield
Our thermal survey records how the surface temperature varies across your roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. It’s important to know that the camera shows temperature, not water, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. If you are worried about wet areas near outlets and upstands and leaks that are hard to trace, a survey will tell you what’s going on, whatever the roof.
In a small place like Warfield, open ground can mean strong wind. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What a thermal roof survey looks like in Warfield
St Leonard's Hill, about 4 miles north-east, is one of the historic houses in the wider area around Warfield. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
For businesses in and around places such as The Lexicon, large commercial roofs are often easiest to see from above or with a thermal imager. The streets around a church like Church of St Michael and All Angels are frequently among the oldest in a place, and if your home is one of the older ones nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view by drone or thermal camera helps.

Checking the roof from the ground
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
Tips from our surveys
A survey works best with a little help from you, before and after. Some tips:
- Check from ground level or a window, never by climbing
- Tell us where and when you’ve seen damp or stains
- Take photos of stains as they appear, so we can compare
- Check outlets after heavy rain
You can pass the report to a roofer so they can see where the problem areas seem to be. Each thermal image is matched to a normal photo, so the areas are easy to locate.
Check loft insulation covers the whole area and hasn’t been disturbed. Insulation is often moved when people work in the roof space.
Why it’s worth a survey now in Warfield
Buyers get extra information from thermal images that the eye can miss. Hidden problems found before exchange can be raised with the seller or agent. In a small place like Warfield, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.

How we price thermal roof surveys

- Height and safe access
- Any need for thermal images or a drone flight

- Extensions, dormers and garages with roofs of their own
Our price is from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.
Booking your survey
If you can, have these to hand when you get in touch:
- What made you get in touch
- What kind of property and roof it is
- How the loft is reached, if there is one
- Any photos you have, taken from the ground or a window
Unsure which package suits your roof? The easiest way is to call 07833 053749 or drop us an email and describe the roof and what’s worrying you. We’ll explain the options and the price.
The survey, step by step
The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit normally takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Around Warfield, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We start by discussing the roof, any signs of damp and how the weather may affect the images.
- The roof is inspected visually from safe viewpoints.
- We take thermal images of the roof to pick up temperature patterns.
- We check the patterns that stand out with moisture readings where there is safe access.
- The report sets out the images, what they suggest and what we recommend.
Preparing for the visit
- Have any paperwork from past roof work to hand
- Leave side gates unlocked
- Point out any leaks or damp patches

Warfield: your questions answered
Is my home in Warfield listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Will you come out to Warfield?
Yes, Warfield is covered. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Can you do a thermal survey in any weather?
Conditions on the day have a big effect on what the camera can show. A dry surface, little wind and a sunny spell beforehand help most. Our report notes the conditions and how they affected the findings.
Will you photograph what you find?
Yes, every report has them. Each finding is shown in a picture where possible, which makes the report easy to follow.
Do you carry professional indemnity insurance?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
What will the report tell me?
A written report with photos, explaining the condition of the roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
Is thermal imaging good for finding leaks?
It is a useful tool for tracing leaks, but not the only one. The results depend on conditions on the day. Where it cannot be pinned down, the report suggests a next step, such as electronic leak detection.
