Thermal roof survey in Brockhill: what you get

Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. You also get a drone inspection where applicable, structural analysis and a report on the same day. There’s an in-person consultation as well, plus a follow-up 12 months later. To book, just phone 07833 053749 or send us an email with the address and what you’ve noticed. Larger commercial roofs are quoted for their size. Typical surveys look at cold spots on ceilings under the roof and leaks far from where the stain appears, across commercial roofs, insulated roof spaces and pitched roof slopes.

Older buildings in small places like Brockhill may be listed or in a conservation area. A look from above or with a thermal imager doesn’t touch the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Landlord and commercial surveys in Brockhill

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant ahead of time.

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or send us an email.

When you need someone else

A survey is a close look at the roof, but it cannot do everything. The main limits are:

  • Readings unaffected by sun, shade or reflections
  • Confirming water without moisture readings
  • The condition of timbers we can’t see

If in doubt, call 07833 053749 or drop us an email and we’ll suggest the right survey before you book. The full list of what we check.

Airspace, weather and Brockhill roofs

If your survey includes the drone, the flight is checked against the Drone Safety Map first. The wider area around Brockhill has a long history of building, with St Leonard's Hill about 3.4 miles north-east. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a shop, office or commercial unit, for example near The Lexicon, large commercial roofs are frequently easiest to see from above or with a thermal imager. If you own one of the older houses in the streets near Church of St Mary, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from above or with a thermal imager helps.

Brockhill is about 3 miles north-east of Bracknell, in Bracknell Forest. Houses, flats, blocks and commercial buildings in Brockhill can all book thermal roof surveys. Brockhill is one of the places in Bracknell Forest we cover. We also survey roofs in Reading.

Practical tips

A survey works best with a little help from you, before and after. Tips:

  • Move stored items away from the loft hatch
  • Keep the report to compare against after any repair
  • Ask us about the forecast if rain is expected
  • Check outlets after heavy rain

You also get an in-person consultation with a Premium Survey, giving you the chance to talk through the images and findings. There’s a 12-month follow-up too.

Clear outlets and gutters regularly, so water doesn’t sit on the roof. The less water sits, the less can find its way beneath.

Leave it or get it looked at?

Trapped water can harm decks, timbers and ceilings the longer it stays. Looking now, while the damage may still be limited, keeps more options open. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £400, including VAT. Size, height and access decide where your roof falls.

Can I check my roof myself?

The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in.

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.

What we do, step by step

We will ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes about one to two hours for most homes, plus time to check any thermal findings with moisture readings. Older rural homes like those around Brockhill can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We check the roof from ground level, from windows and from the roof itself where it is safe.
  3. Thermal images are taken to show differences in surface temperature.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. The report sets out the images, what they suggest and what we recommend.

Before the survey

  • Keep pets inside or away from the areas we’re looking at
  • Buyers: confirm access with the estate agent or seller
  • Leave a clear route to the loft

Common questions in Brockhill

Does a conservation area affect roof work in Brockhill?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Do you cover smaller places like Brockhill?

Yes. Brockhill is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

How long does the survey take?

That depends on the size and shape of the roof; most visits take roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. The written report follows by email.

Can a thermal survey trace a roof leak?

It is a useful tool for tracing leaks, but not the only one. The results depend on conditions on the day. Where it can’t be pinned down, the report suggests a next step, like electronic leak detection.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

How much does a thermal roof survey cost?

It’s part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
