Landlords, agents and block managers in Brockhill

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.

About our electronic leak detection in Brockhill

There are different ELD methods. Low-voltage testing is typically done with the surface wet, while high-voltage testing needs a dry, exposed membrane. The right method depends on the membrane and the build-up of the roof and we explain which we will use. If neither method suits your roof, we’ll tell you before any testing starts. If you are worried about gaps at membrane joints and leaks through a flat roof with no obvious cause, a survey will tell you what’s going on.

Some older homes in villages like Brockhill are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

The survey, step by step

The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect a length of time set by the size of the roof and how it’s built, which we set out in the quote. Somewhere like Brockhill needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We start with what you know about the roof and the leak.
  2. The roof is assessed for suitability first.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. We test the roof and locate any breaches.
  5. A report with photos shows where each breach is.

Flat roofs in Brockhill

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. The wider area around Brockhill has a long history of building, with St Leonard's Hill about 3.4 miles north-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If you let a flat or house near Martins Heron station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. For businesses in and around places like The Lexicon, a flat roof over a business is out of sight and out of mind until it leaks. For an older house near a landmark such as Church of St Mary, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Leave it or get it looked at?

Repairs in the wrong place leave the leak in place. ELD shows the actual breach points. Where a roof is exposed, as many are in small places like Brockhill, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. We quote electronic leak detection for each roof, as the method and time depend on the roof.

What we look for on each type of roof

Bituminous membranes

Many flat roofs use bitumen-based membranes. Whether ELD suits them depends on the build-up.

Inverted and paved roofs

On inverted roofs, insulation sits above the membrane and that changes how testing works.

What this survey can’t tell you

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • Parts of the roof covered by fixed equipment
  • Leaks from plumbing or windows
  • Repairing the breaches (that is for your roofer)

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.

What this survey covers

  • Commercial flat roofs
  • Roof terraces and balconies
  • Green roofs
  • Flat roof membranes
  • Liquid-applied waterproofing
  • Single-ply roofs

What you can safely check yourself

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Common questions in Brockhill

Do you cover smaller places like Brockhill?

Yes. Brockhill is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

How do I find out if my home in Brockhill is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so whoever owns or manages the building needs to agree access. We can only inspect what we’re given access to.

What’s the best way to book?

Simply call 07833 053749 or send us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

What happens next?

You will receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
