Landlord roof surveys for Brockhill homes and businesses

Brockhill homes and their roofs

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. With St Leonard's Hill about 3.4 miles north-east, Brockhill sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

For an older house near a landmark such as Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For businesses in and around places such as The Lexicon, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you own a rental within reach of Martins Heron station, a dated record of the roof is useful when planning maintenance across a let.

Landlord roof survey in Brockhill: what you get

Access needs arranging before a survey of a let or shared building. The roof space and certain flats may need to be opened up for us, so tenants or leaseholders need notice. You or your agent arrange access and we will say what we need as you book. Where we can’t get into part of the building, the report says so. We survey gutters and downpipes, blocks of flats and rented houses, and people most frequently book us about flashings that have come away and ceiling stains reported by tenants.

Older buildings in small places like Brockhill may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

What you get is a clear record of the let or shared roof on the day we saw it. It is useful right away, and a good reference for later.

Landlord and commercial surveys in Brockhill

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant ahead of time.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

FAQs for Brockhill

Do you survey roofs for landlords with property near Martins Heron station?

Yes, letting agents and landlords book with us as well as owners. Just ring 07833 053749 or email us and tell us about the building.

Is Brockhill within the area you cover?

Yes. Brockhill is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

How do I arrange a landlord roof survey in Brockhill?

The quickest way is to call 07833 053749 or drop us an email. Tell us the address and a little about the roof. We survey on any day of the week.

How long is the visit?

Most surveys take roughly 1–2 hours at most homes, though large, tall or awkward roofs take more time. The report follows by email.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Will you walk on the roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest.

Before and after the survey

Most of what helps is simple and safe from ground level. A few suggestions:

  • Check the loft space can be accessed
  • Put urgent roof work at the top of the list
  • Survey the roof on a regular cycle
  • Check your lease or ask a solicitor about who pays

We don’t advise on leases or who should pay. What we provide is an independent record of condition that everyone can refer to.

Get gutters and roof outlets cleared at least once a year, especially on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.

Prices for landlord roof surveys in Brockhill

We confirm the price for the job before booking. These are the things that affect it:

  • Whether thermal imaging or a drone is needed
  • Extra roofs, like extensions, dormers or garages
  • How big the roof is
  • Whether you choose the Basic, Standard or Premium Survey

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

You do not need to know any roofing terms. It is enough to tell us:

  • When you need the report by
  • The type of building and roof, such as pitched or flat
  • Any photos you have, taken from ground level or a window
  • Your postcode, so we can check access and travel

Once you know what you need, ring 07833 053749 or send us an email. We will suggest a package, agree the price and find a date.

Roof by roof

Shared chimney stacks

Many terraces and conversions have shared stacks. Pots, flaunching, pointing and flashings are looked at from safe vantage points.

Gutters and downpipes

Gutters are a common source of leaks on blocks. We check gutters, outlets and downpipes where they can be seen.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Asbestos testing of roof sheets or soffits
  • A full structural assessment of the building
  • A full building survey of every part of the property

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and doesn’t.

What we look at

  • Flat roofs on blocks
  • Rented houses
  • Shared roofs
  • Gutters and downpipes
  • Converted houses
  • Blocks of flats

The survey, step by step

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take an hour or two for most houses; commercial roofs usually need 3–4 hours. Older rural homes like those around Brockhill can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. We agree which roofs and which parts of the building are included.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where it’s safe.
  4. Defects are photographed and their urgency noted.
  5. We send a written report you can use to plan maintenance and budgets.

Getting ready for the survey

  • Let us know about parking near the property
  • Tell us about any leaks, stains or damp patches you know of
  • Unlock side gates and any roof access doors
