Landlord roof surveys for homes and businesses in Warfield
A landlord roof survey covers the usual parts of a roof: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the loft space. Flat roofs on blocks, extensions and garages are included when they’re in the agreed scope. Chimney stacks, parapets and party-wall upstands are checked as far as they can safely be seen and the loft where access is safe. We survey blocks of flats, shared roofs and rented houses, and common reasons people get in touch are leaks into upper flats and mortar falling from ridges and verges.
Somewhere as small as Warfield, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s typically the chimneys and lead flashings that need work first.
The report records the let or shared roof as we found it on the day. It is useful straight away, and a good reference for later, such as when you want to compare after future work.

How the survey works
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. Somewhere as small as Warfield, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- You let us know about the building, its roofs and any known leaks.
- We let you know which flats and hatches we need to reach.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- We note what couldn’t be seen as well as what could.
- Findings and recommendations are set out with photographs.
Before we arrive
- Keep pets out of the way during the survey
- Make a note of anything you’d like us to look at

Advice
Landlord roof surveys in Warfield: local notes
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses such as St Leonard's Hill, about 4 miles north-east, show how far back building in the area around Warfield goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
If you look after a shop, office or commercial unit, for instance near The Lexicon, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you let a flat or house near Bracknell station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For an older house near a landmark such as Church of St Michael and All Angels, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Warfield: your questions answered
Do you cover smaller places like Warfield?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Does a conservation area affect roof work in Warfield?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will you need to get into tenants’ homes?
We may do. If the roof space or a flat roof is reached through a flat, we need access to it so please give residents notice.
How do I book a survey in Warfield?
Simply ring 07833 053749 or email us. After a few questions, we confirm the price and fix a day.
Is a landlord roof survey the same as a full building survey?
No, it is a roof survey. It’s not a RICS Level 2 or 3 survey and does not replace a structural engineer’s report.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Tell us about it when you book and we’ll plan the survey around it.
Do you advise on who is responsible under the lease?
No, that depends on the lease, so speak to your managing agent or a solicitor. Our job is to report on the roof itself.
What a survey costs
What a survey costs depends on the time and equipment it needs. The main factors are:
- The number of roofs, including extensions and garages
- How complicated the roof is, with its valleys, chimneys and parapets
- House, block, shop or office
- Height and safe access
All our prices include VAT. Landlord roof survey starts from £150, including VAT. We confirm the price for your survey before booking.
Helping us price your survey
We’ll usually ask about:
- What’s prompted the survey
- Where any leaks, stains or damp patches show inside
- What kind of property and roof it is
- The property’s address and postcode
If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To send them or to book, phone 07833 053749 or use the contact form.
Honest limits
Without opening up the roof, some things stay hidden, so a survey has limits:
- Structural calculations or an engineer’s report
- Confirming asbestos in older roof materials
- The rest of the building, as a RICS Level 2 or 3 survey would
If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What our survey covers.

DIY checks: what’s safe
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Why it’s worth a survey now in Warfield
On a shared roof, disagreements are easier to settle with a clear record. Without one, each party may have a different view of what’s wrong. In a small place like Warfield, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We can help you choose the package that fits what you want to find out.
