About our landlord roof survey in Binfield

A roof over tenants or leaseholders frequently gets attention only when water comes in. Surveying the roof first helps you spot defects early, and plan work rather than react to it. You get a report with photographs to keep on file for the building. Many clients repeat the survey on a rolling basis to keep maintenance plans current. Typical surveys look at ponding or splits on flat roofs and damp or stains in top-floor flats, across rented houses, gutters and downpipes and shared roofs.

Houses in smaller places like Binfield can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A close look shows whether anything has started to loosen before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we do, step by step

We work from the outside in: outside views come first, then the roof space if there’s safe access. In total, it takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. With a bit of garden around a house, as there often is around Binfield, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. We agree which roofs and which parts of the building are included.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. Defects are photographed and their urgency noted.
  5. You get a written condition report to help plan maintenance.

Advice

Practical tips

These tips come from what we see on roofs every week:

  • Check the loft space can be accessed
  • Ask residents to report damp right away
  • Put urgent roof work at the top of the list
  • Book gutter clearing at least once a year

You receive a written report with photos and recommendations, prioritised by urgency where relevant. We send it by email ready to pass on to whoever needs it.

Deal with the high-priority defects quickly and schedule the others. Left alone, minor faults usually get worse.

What a landlord roof survey looks like in Binfield

If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Binfield is part of Bracknell, one of the post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Low-pitched roofs shed water more slowly, and older concrete tiles, felt and gutters on these homes may be nearing the end of their life.

Landlords with a home close to Bracknell station may find that a dated record of the roof is useful when planning maintenance across a let. Anyone responsible for a site like Binfield Church of England Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. Shop and office owners around The Lexicon may find that a dated report on the roof is useful for planning and for any lease discussions.

Different roofs, different checks

Roof spaces and lofts

Underlay on older roofs can be felt, or missing. The report records the underlay where it’s visible.

Party-wall upstands and parapets

On terraces, walls rise between neighbouring roofs. Their flashings and pointing can let water in.

FAQs for Binfield

My home in Binfield has a flat-roofed garage or porch. Is it worth having that looked at?

Frequently, yes, so mention it as you book. Flat-roofed garages and porches are common in new towns like Bracknell, and older felt coverings may be near the end of their life.

Can a landlord with a rental near Bracknell station book a roof survey?

Yes, rented property is part of what we cover. You can phone 07833 053749 or use the contact form with the address and some details, including who will give access on the day.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

How long is the visit?

It usually takes an hour or two for a house, with bigger or more complicated roofs taking longer. We will confirm the timing as you book.

Do you work in Binfield?

Yes. We cover Binfield and the rest of Bracknell Forest, as part of our work across London and the South East. For a price, phone 07833 053749 or email us.

What we can’t see

In fairness, a roof survey has limits:

  • A full structural assessment of the building
  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Confirming asbestos in older roof materials

If in doubt, call 07833 053749 or use the contact form and we’ll point you to the right survey before you book. What our survey covers.

What we check

  • Blocks of flats
  • Shared roofs
  • Flat roofs on blocks
  • Rented houses
  • Gutters and downpipes
  • Converted houses

What a survey costs

Not every roof costs the same to survey, and it comes down to:

  • The package you choose: Basic, Standard or Premium
  • The size of the roof
  • The number of roofs, including extensions and garages
  • How complicated the roof is, with its valleys, chimneys and parapets

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

What to tell us when you get in touch

What helps most when you contact us:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Where the property is, with the postcode
  • What’s prompted the survey
  • Where water is showing inside, if it is

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or send us an email.
