Electronic leak detection in Maiden's Green: what you get
Water can travel under a flat roof membrane before it shows inside. That makes leaks hard to trace by eye. ELD tests the waterproofing directly, to find where it has been breached. It is testing only, and the repair is for your roofer. On a suitable roof, it takes the guesswork out of finding the hole. The results then follow in a written report with photos. If you’ve noticed holes around roof penetrations and waterproofing to test before it’s covered, we can find out what’s behind it.
Flat roofs on exposed homes in small places like Maiden's Green take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, typically show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

What happens on the day
It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes as long as needed for the roof’s area and construction, and we’ll give you a guide when quoting. In a hamlet or village like Maiden's Green, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- First, we confirm which roof areas are included.
- The surface is prepared for the chosen method.
- Testing runs across the agreed area.
- We mark the breach locations in our records.
- You receive the results to pass to your roofer.
How to prepare
- Buyers: confirm access with the estate agent or seller
- Keep pets inside or away from the areas we are looking at
- Move anything stored under the loft hatch
Getting a price
If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or email us.

Questions from Maiden's Green
Will you come out to Maiden's Green?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.
Do you cover Maiden's Green?
Yes, Maiden's Green is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Which method do you use?
The roof decides the method. You will know which method we plan to use before we start.
Will I get photos?
Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.
What does electronic leak detection do?
It uses an electrical current to find breaches in a flat roof membrane. A breach lets the current through, which shows us where the hole is.
Can you survey at the weekend?
Surveys run seven days a week. To find a day that suits you, ring 07833 053749 or send us an email.
Does ELD work under paving or planting?
Sometimes. The layers on top and the build-up below decide it and parts may need to be lifted. We’ll discuss it before we quote.
Do you need electronic leak detection in Maiden's Green?
Holes in a membrane often come from feet, tools or debris. Many are tiny, but still let water through.
It is worth booking a survey if you’ve seen:
- New roofs to check before paving or planting
- Repairs that haven’t stopped the leak
- Water coming in under a flat roof
- Breaches around outlets and penetrations
The streets around a church such as Church of St Mary are often among the oldest in a place, and if you own one of the older houses nearby, the flat roofs on later extensions tend to wear out long before the main roof.

What a survey costs
What a survey costs depends on the time and equipment it needs. That comes down to:
- House, block, shop or office
- How big the roof is
- Chimneys, valleys, parapets and other details
- Extra roofs, like extensions, dormers or garages
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.
Helping us price your survey
Before you get in touch, it’s useful to have:
- Any marks or damp showing indoors
- Pictures from the garden or a window, if you have them
- How the loft is reached, if there is one
- The property’s address and postcode
We confirm the price for the job before booking, so you know where you stand. Electronic leak detection is quoted for your roof, because the method depends on the roof. To book, call 07833 053749 or send us an email.
Honest limits
A survey is a close look at the flat roof membrane, but it can’t do everything. The main limits are:
- Moisture spread under the membrane
- Carrying out the repair work
- Areas we cannot reach or that can’t be tested
If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey. The full list of what we check.

Checking the roof from ground level
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
Rented homes, blocks and businesses
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps when budgeting.
Letting agents can arrange access with tenants. Surveys run on any day of the week, which helps when tenants work during the week.
