Thermal roof survey in Harmans Water
Thermal imaging is a useful tool, but it has limits. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. We back up the images with moisture readings and a careful look at the roof. The report is clear about what the images show and what they do not. If a finding can’t be confirmed, the report suggests a next step. We survey commercial roofs, flat roofs and insulated roof spaces, and common reasons people get in touch are wet areas near outlets and upstands and damp patches with no obvious cause.
Around Harmans Water, a good many roofs are low enough to see partly from the garden or the street. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. The forecast decides the day. Even so, a close-up image frequently shows wear on ridges and flashings that a view from ground level misses.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Before and after the survey
Most of what helps is simple and safe from ground level. A few suggestions:
- Photograph damp patches with the date
- Remember the conditions on the day affect the results
- Clear a path to the loft hatch before we arrive
- Keep a record of when stains appear
If you are buying, the report gives you specific points to raise with the seller or agent. It’s your decision how to use it, whether that’s asking for work or discussing the price.
Watch for new damp patches on ceilings beneath the roof. Early action keeps insulation from staying wet.
What we are asked to look at in Harmans Water
Not every roof problem shows on the surface. Trapped moisture, missing insulation and hidden heat loss are three examples. Thermal imaging gives us another way to look for them.
Things that often lead to a survey include:
- Cold areas below the roof
- Wet insulation beneath the membrane
- Damp where roofs meet walls and chimneys
- Leaks far from where the stain appears
Shop and office owners around The Lexicon may find that a commercial roof can be photographed from above without anyone walking on it.
What to check before booking
- What exactly goes into their report
- What the survey will not cover
- How soon the report will arrive
- Is there a chance to talk the report through?
What a thermal roof survey does not cover
It is useful to know what a survey won’t do before booking:
- Insulation values or heat loss calculations
- Confirming water without moisture readings
- A structural engineer’s assessment

Thermal roof surveys around Harmans Water
Harmans Water is part of Bracknell, one of the post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Low pitches and flat-roofed additions are hard to see from ground level, so aerial and thermal views add detail. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.
For an older house near a landmark such as St Paul, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image. If you look after a building such as Harmans Water Primary School, a view from above covers a wide roof far faster than walking it.

Why act early in Harmans Water
Without thermal imaging, the only way to see how far water has spread is often to open up the roof. That helps you and your roofer decide what really needs replacing. Around Harmans Water, leaves and moss in gutters lead to overflowing water and damp walls. Dealing with the cause is simple; drying out a wall is not.

How the survey works
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Some parts of a survey depend on the weather, so a visit to Harmans Water is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- We carry out a visual inspection of the roof from wherever it can safely be seen.
- A thermal camera records how the surface temperature varies across the roof.
- Any patterns of interest are checked with moisture readings where we can reach them.
- The report sets out the images, what they suggest and what we recommend.
Before the survey
- Gather any invoices or paperwork from past roof work
- If you are buying, let the agent know when we are coming
- Let us know about any leaks, stains or damp patches you know of

Advice
Common questions in Harmans Water
Do you cover Harmans Water?
Yes, Harmans Water is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Does a conservation area affect roof work in Harmans Water?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Is it a structural engineer’s report?
No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.
Does the weather affect a thermal survey?
The results depend on the weather. A dry surface, little wind and a sunny spell beforehand help most. Our report notes the conditions and how they affected the findings.
Is thermal imaging useful on pitched roofs?
It can be useful, though pitched roofs are usually harder to read. Slates and tiles over a ventilated space can mask what’s below, so we also look from the loft where it’s safe.
