Practical tips

Most of what helps is simple and safe from the ground. Our suggestions:

  • Look at the chimneys with binoculars after a storm
  • Check that disused chimneys can still breathe
  • Check with the council before altering a stack in a conservation area or on a listed building
  • Use a Gas Safe registered engineer for gas appliances

After the visit, we write up the report with photographs of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Make sure redundant flues are capped with ventilation. Ventilation helps keep the stack dry.

Chimney survey in Warfield: what you get

A leaning chimney stack is worth having looked at. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. If the stack looks like a structural issue, the report recommends a structural engineer. We survey lead flashings, shared and party-wall stacks and brick chimney stacks, and people most often book us about staining on walls around the chimney and gaps where the stack meets the roof.

Some older homes in villages like Warfield are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You’ll see the good as well as the bad.

What we look for on each type of roof

Brick stacks

Brick stacks rely on sound pointing to keep water out. The survey looks for crumbling bricks and worn or missing mortar.

Chimney breasts and the loft

Stains on timbers or brickwork around the stack can point to a leak. What we find is photographed and described.

How the survey works

We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. In a hamlet or village like Warfield, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

How to prepare

  • Point out any leaks or damp patches
  • For flats, check roof access has been agreed
  • Tell us about parking before the day

Roofs, chimneys and gutters in Warfield

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Warfield has a long history of building, with St Leonard's Hill about 4 miles north-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Take an older house close to Church of St Michael and All Angels: its chimney, valleys and lead work are likely to be the parts that need attention first. If you let a flat or house near Bracknell station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Shop and office owners around The Lexicon may find that a dated report on the roof is useful for planning and for any lease discussions.

FAQs for Warfield

Will you come out to Warfield?

We do. Villages and rural addresses get the same survey as a town house.

Is my home in Warfield listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Why is my chimney breast damp?

Damp on a chimney breast typically means water is getting into the stack, or moisture is trapped inside it. We check the stack, the flashings and how unused flues are capped, and record what we find.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Will you go up on the roof?

Only when it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

What we can’t see

In fairness, there are limits to any roof survey:

  • Whether a stack needs rebuilding on structural grounds
  • The inside of the flue, which needs a sweep or flue specialist
  • Conditions inside walls

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

Leave it or get it looked at?

If you’re thinking of removing or reducing a stack, it helps to know its condition first. Changes to stacks in conservation areas or on listed buildings may need consent, so check with them first. In a place like Warfield, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
