Chimney surveys for homes and businesses in Nuptown
Damp on a chimney breast can have several causes. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Moisture trapped inside a stack with no ventilation can also cause damp. We check each possibility and record what we find. That points the work in the right direction. We survey flaunching, chimney breasts and shared and party-wall stacks, and common reasons people get in touch are a chimney out of line and damaged chimney pots and cowls.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.
We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

Nuptown homes and their roofs
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first. With St Leonard's Hill about 3.5 miles east, Nuptown sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
If you own a rental within reach of Bracknell station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live in an older home near Church of St Michael and All Angels, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What happens if roof problems are left?
A loose pot or brick can fall from height. Finding them early means they can be dealt with before they come down by a roofer. In a place like Nuptown, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

Before and after the survey
You do not need to be a roofer to help. Here’s what helps most:
- Remove aerials or dishes from the stack if they’re no longer needed
- Have the flue swept and checked if you use the fire
- Glance at the stacks from the street now and then
- Check that disused chimneys can still breathe
You get the report by email and can pass it to whoever does the work. We use plain English and a photo for each defect, so it’s easy to follow.
Check your stacks from the street or garden after a storm. With binoculars, you can frequently see cracked flaunching or lifted lead.

Signs you need a chimney survey in Nuptown
Lots of homes have redundant stacks. A stack sealed without ventilation can trap damp. Damp patches can appear on chimney breasts even when nothing is leaking.
A survey can pick up problems such as:
- Damaged chimney pots and cowls
- Gaps in the mortar around the pots
- Worn or missing pointing
- Gaps where the stack meets the roof
For businesses in and around places such as The Lexicon, a roof report helps plan work around trading rather than after a leak.
Choosing a roof surveyor
- What follow-up you get after the report
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Which viewpoints they use to see the roof
- Will they check the loft as well as the outside?

Nuptown: your questions answered
I let a flat near Bracknell station. Can you check the roof?
Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.
Is Nuptown within the area you cover?
Yes, Nuptown is on our map. A small place gets exactly the same survey as a big one.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
How long does the survey take?
Most surveys take about 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. The report follows by email.
What happens after the survey?
The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
How experienced are you?
Over 5,000 surveys so far, across 20+ years of surveying roofs.
My chimney looks like it is leaning. What should I do?
Do not ignore it. Leaning frequently comes from mortar breaking down unevenly. We record its condition with photos, and a structural engineer can assess whether it needs work.
The survey, step by step
The visit has one job: to see as much of the chimney stack as can safely be seen and record it clearly. Notes and photos go into the written report. It usually takes about 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. Cottages and farmhouses around Nuptown often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- Each chimney is viewed from wherever it can safely be seen.
- Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
- Where there is safe access, we look at the stack in the loft and the chimney breasts for damp.
- The findings are written up with photographs and recommendations and emailed to you.
Before we arrive
- Move anything stored under the loft hatch
- Point out any leaks or damp patches
- Have keys ready for side gates, garages or roof access doors
