Need a flat roof survey in Binfield?

Before and after the survey

You do not need to be a roofer to help. Here’s what helps most:

  • Check ceilings under the roof for damp patches
  • Check from a window for ponding after heavy rain
  • Keep clear of rooflights and fragile roof sheets
  • Note the date and type of any roof work

Buyers can take the findings back to the seller or the agent. It can support a request for work before completion or a conversation about price, depending on what we found.

Have the roof surveyed every few years, and after any work that goes through it. You’ll spot changes early and have a record to look back on.

Flat roof survey in Binfield: what you get

We inspect a flat roof from wherever it can be seen safely: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there is access. We do not walk on fragile rooflights or fragile roof sheeting. If part of the roof can’t be seen or reached safely, the report says so, so you know exactly what was covered. We’re frequently asked to look into splits, cracks and crazing and dips that suggest the deck is deflecting, on felt flat roofs, mastic asphalt and EPDM rubber.

Flat roofs in smaller places like Binfield can be more exposed, particularly where nothing shelters them, where wind can catch loose edges and trims. Felt and bitumen also age in strong sun. Splits, blisters and lifting edges are what to look out for. A flat roof that still holds water days after rain is also worth a closer look.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What a survey costs

To price your survey, we look at:

  • Whether thermal imaging or a drone is needed
  • Chimneys, valleys, parapets and other details
  • The size of the roof
  • Commercial roofs and larger buildings

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Flat roof survey starts from £150, including VAT.

Getting in touch

To price your survey accurately, we will ask about:

  • Where the property is, with the postcode
  • Dates you are working to, such as exchange
  • What made you get in touch
  • Pictures of the roof from a safe spot, if you have them

To book a survey, ring 07833 053749 or email us and let us know the address and what’s prompted the survey. We will confirm the price before booking.

Landlords, agents and block managers in Binfield

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we’ll plan the survey around it.

FAQs for Binfield

Is my home in Binfield listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you cover smaller places like Binfield?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you use drones?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

What does a roof survey cost?

Flat roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.

Does a flat roof survey replace a RICS survey?

No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 survey of the whole building, and it is not a structural engineer’s report. Many buyers use it alongside a building survey.

Will I get photos?

Yes, every report has them. Pictures sit next to the findings they show, so you can see what we mean.

What we look for on each type of roof

Rooflights and upstands

Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We look for splits, gaps and failed flashings over the top.

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. Any tears, punctures or loose membrane are recorded with photos.

What happens on the day

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Parking around Binfield is normally easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Getting ready for the survey

  • Let us know about parking near the property
  • Dig out any old roof reports or invoices
  • Show us where any leaks or stains appear

Advice

Flat roofs in Binfield

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If you run a business near The Lexicon, outlets and upstands on commercial flat roofs are the places to check before trouble starts. The streets around a church such as Church of St Mark are often among the oldest in a place, and if you own one of the older houses nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Take a building like Binfield Church of England Primary School: schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

Honest limits

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Structural calculations, which need a structural engineer
  • Fragile surfaces, which we do not walk on
  • A promise that the roof won’t leak in future
