About our flat roof survey in Billingbear

Ponding is often the first sign that something on a flat roof isn’t right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. Typical surveys look at blocked or damaged outlets and water getting in at rooflights, across felt flat roofs, upstands and outlets and GRP fibreglass.

In a village or hamlet like Billingbear, flat roofs are normally on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Prices for flat roof surveys in Billingbear

The price reflects the time and kit the roof needs. That comes down to:

  • The type of building, from a house to a block or an office
  • How big the roof is
  • The shape of the roof and its details
  • Height and safe access

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Helping us price your survey

Getting the details right at the start saves time. It helps to include:

  • The style of property, from a terrace to a block
  • The property’s address and postcode
  • Pictures from the garden or a window, if you have them
  • When you need the report by

To book a survey, call 07833 053749 or drop us an email and tell us the address and what’s prompted the survey. You will know the price before anything is booked.

The survey, step by step

Every roof is different, but as a rough guide the survey takes between one and two hours at a typical home, or half a day or so for a commercial building. You are welcome to ask questions while we’re there. Older rural homes like those around Billingbear can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

Before we arrive

  • Have any paperwork from past roof work to hand
  • For a flat or shared roof, check access with the freeholder or managing agent
  • If it isn’t your property yet, arrange access through the agent

Advice

What we look for on each type of roof

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. We note where this is happening and how widespread it looks.

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. We check the welded laps, the edges, the fixings and any punctures.

Local flat roofs in Billingbear

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

The streets around a church such as Church of All Saints are often among the oldest in a place, and if yours is one of the older homes nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you let a flat or house near Bracknell station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Shop and office owners around The Lexicon may find that a flat roof over a business is out of sight and out of mind until it leaks.

When you need someone else

It helps to know what a survey will not do before booking:

  • A fixed date for when the roof will need replacing
  • Asbestos testing, which needs a specialist asbestos surveyor
  • Whether the deck or joists are strong enough

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. The full list of what we check.

  • EPDM rubber
  • Upstands and outlets

Practical tips

A little preparation and a few simple habits help. Some pointers:

  • Make sure new fixings through the roof are properly sealed
  • File the paperwork for the roof and any repairs
  • Note any new marks on ceilings beneath the roof
  • Ask contractors to protect the roof if they work on it

If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.

Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that’s looked after between surveys typically lasts longer.

What happens if roof problems are left?

If you’re buying, find out about the flat roof before you exchange. After that, the cost of any work is yours. A report gives you facts to put to the seller or agent. For older village homes like those around Billingbear, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

Billingbear: your questions answered

Do you cover Billingbear?

We do. The survey and report are the same in Billingbear as anywhere else, and visits run on weekdays and weekends.

How do I find out if my home in Billingbear is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What does ponding on a flat roof mean?

Standing water a day or two after rain usually needs attention. The cause may be the outlets, the falls or the deck. The survey looks at each and records the likely cause.

Do you use drones?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Does the report include photographs?

Yes. The report includes photographs of what we found.

Do you look for flat roof leaks?

We check the whole roof, since water can travel before it shows inside. Splits, open laps, upstands, outlets and rooflights are all checked. Where nothing visible explains the leak, the report says what to try next.
