About our new roof snagging in Hawthorn Hill

We carry out new roof snagging in Hawthorn Hill and across London and South East England. Time on site typically takes about one to two hours at most homes, and longer for a large or complex roof. We inspect as far as it is safe to see, and by drone where it is applicable. You then get a written report with photographs. Visits can be on weekdays, Saturdays or Sundays. We survey loft conversions and dormers, new-build homes and new flat roofs, and common reasons people get in touch are untidy or loose verge details and damage to other parts of the building.

For a small place like Hawthorn Hill, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on any day of the week.

Where we can’t see part of the new roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What this survey can’t tell you

It helps to know what a survey won’t do before booking:

  • Estimates of what fixes will cost
  • A promise that the roof won’t leak
  • Parts of the roof we can’t see safely

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you. What a survey covers and does not.

What we look at

  • Ridges and verges
  • Flashings and valleys
  • Loft conversions and dormers
  • Replacement roofs
  • New-build homes
  • New flat roofs

The survey, step by step

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes roughly 1–2 hours for a typical new house roof, longer where the roof is large or complicated. Cottages and farmhouses around Hawthorn Hill often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. The roof is inspected from ground level, vantage points and the roof where safe.
  3. We work through ridges, verges, valleys and flashings.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. You receive a report to share with your roofer.

Getting ready for the survey

  • Mention any parking restrictions on your street
  • Leave side gates unlocked
  • Keep pets in another room

Hawthorn Hill: your questions answered

Do you cover Hawthorn Hill?

Yes. We work right across London and South East England, and Hawthorn Hill is part of that. Just phone 07833 053749 or email us and tell us about the property, and we’ll talk through which survey suits.

Does a conservation area affect roof work in Hawthorn Hill?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Do you climb onto every roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.

Will you check the loft?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Let us know about it as you book and we’ll plan the survey around it.

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Prices for new roof snagging in Hawthorn Hill

We confirm the price for the job before you book. This is what makes a difference:

  • The package you choose: Basic, Standard or Premium
  • Whether thermal imaging or a drone is needed
  • The size of the roof
  • Extra roofs, like extensions, dormers or garages

New roof snagging starts from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and which survey you book.

What to let us know when you contact us

If you can, have these to hand when you get in touch:

  • Your timetable, such as an exchange date
  • Any marks or damp showing indoors
  • What kind of property and roof it is
  • The address and postcode of the property

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please do not climb up for a closer look. To get started, call 07833 053749 or email us.

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.

Businesses and commercial landlords can book us too. Larger roofs take longer.

Why get it checked now?

Some faults only show when water gets in. Checking early gives you a record of the roof’s condition at handover. Older cottages and farmhouses around Hawthorn Hill can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. New roof snagging starts from £150, including VAT.

Why us?

  • Drones and thermal imaging where applicable
  • 98% of clients satisfied
  • Independent findings on the roof’s condition
  • We hold a CAA Flyer ID and Operator ID

Buying a home or a new roof in Hawthorn Hill

St Leonard's Hill, about 3.8 miles east, is one of the historic houses in the wider area around Hawthorn Hill. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

For an older house near a landmark like Church of St Michael and All Angels, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.
