About our pre-purchase roof survey in Stud Green
Some roofs cannot be seen well from ground level or from windows. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, and the report arrives the same day. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and look from ground level, windows and the loft instead. If you’ve noticed slates or tiles that have slipped or gone and worn or lifted lead flashings, we can find out what’s behind it, on gutters and downpipes, flat-roofed extensions and dormers and the roof space alike.
In a village or hamlet like Stud Green, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

How the survey changes by roof type
Gutters and parapets
The rainwater system keeps water off the walls. We check for blockages, leaking joints and sagging runs.
Flat roofs
Flat roofs on extensions, dormers and garages are easy to forget about. Felt roofs often last around 15 to 20 years, rubber longer and GRP up to about 30. We look for signs of age and failure.

Signs you need a pre-purchase roof survey in Stud Green
Chimneys take the worst of the weather and they’re often the least maintained part of a roof. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. A stack may be shared with the neighbours, which matters if work is needed.
Look out for signs like these:
- Flashings that have lifted or split
- Old water stains in the roof space
- Cracked flaunching or crumbling chimney pointing
- Patch repairs that may hide an ongoing problem
Landlords with a home close to Maidenhead station may find that a written report helps before buying a rental or paying for a new roof on one.
Questions to ask before booking
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Whether they hold professional indemnity and public liability insurance
- Their drone registration, if they fly one
- Their report turnaround times
Pre-purchase roof surveys in Stud Green: local notes
About 2.7 miles east lies Dorney Court, a reminder of how long the area around Stud Green has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

What this survey cannot tell you
In fairness, a roof survey has limits:
- Asbestos testing of any kind
- What’s under the slates, tiles or felt
- A valuation or a promise of a lower price
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. What a survey covers and does not.

How the survey works
Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes roughly 1–2 hours at a typical home, and more on a big or complicated roof. For a village or hamlet like Stud Green, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.
- You choose a Basic, Standard or Premium Survey to suit the home you are buying.
- We agree a visit, including weekends if that helps.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
Getting ready for the survey
- Make a note of anything you’d like us to look at
- Have any paperwork from past roof work to hand
- Note where any stains or damp appear

Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or email us to find out.

Stud Green questions
Is Stud Green within the area you cover?
Yes, Stud Green is on our map. Villages and rural addresses get the same survey as a town house.
Is drone flying allowed in Stud Green?
Usually it comes down to two things: the airspace at the address and the weather. Stud Green is about 3 miles from White Waltham Airfield, so the Drone Safety Map is checked for restrictions around it before we fly. A small drone cannot fly safely in strong wind or heavy rain.
Is this the same as a RICS Level 2 or Level 3 survey?
No. We survey the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.
Can I use the report to negotiate on price?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller.
How long will you be at the property?
On site, it usually takes roughly 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Do you need to go inside the property?
Where possible, yes. We look in the roof space where there’s safe access, and upstairs windows give useful views. Access is normally arranged through the agent or seller.
Should I get a roof survey as well as a RICS home survey?
They do different things. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.
Why get it checked now?
When a chain is moving fast, a roof survey can feel like one more delay. We visit on any day of the week, and a Premium report comes the same day, which helps it fit around your exchange date. For older village homes like those around Stud Green, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Checking the roof from ground level
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
