Chimney survey in Stud Green: what you get

Redundant chimneys are common, particularly where fires have been replaced by central heating. Even when it isn’t used, a stack has to stay weathertight. Capping a stack without ventilation can trap moisture and lead to damp inside. We check how redundant stacks have been capped and look for damp in the chimney breasts. You get photos of each stack and our recommendations. We survey chimney pots and cowls, lead flashings and chimney breasts, and people most often book us about bricks with flaking faces and cracked or missing flaunching.

Older buildings in small places like Stud Green may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

The survey, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes an hour or two on an ordinary house, and more on a big or complicated roof. Older rural homes like those around Stud Green can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. We look at the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Advice

Stud Green: your questions answered

Is my home in Stud Green listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you cover smaller places like Stud Green?

Yes, we do. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.

Which parts of the chimney do you look at?

Every part of the stack we can see from safe positions: pots, cowls, flaunching, pointing, bricks and flashings. We also note leaning, redundant stacks and damp inside.

Do you need to get into the loft?

Usually, if there is one and it can be reached safely. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

What does a roof survey cost?

Chimney survey starts from £150, including VAT. You will know the exact price before booking, and it depends on the roof’s size, access and the package you choose. To get a price, ring 07833 053749 or drop us an email.

Is a leaning chimney dangerous?

Have it checked rather than leaving it. Leaning frequently comes from mortar breaking down unevenly. We record its condition with photos, and a structural engineer can confirm whether it’s stable.

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Local roofs in Stud Green

Historic houses such as Dorney Court, about 2.7 miles east, show how far back building in the area around Stud Green goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you let a flat or house near Maidenhead station, a roof report helps you deal with small faults before they turn into a call from a tenant. Living close to Ockwells Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn. Anyone responsible for a site like Holyport College will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

How the survey changes by roof type

Flaunching

Flaunching is the mortar on top of a stack that holds the pots and sheds water. Once it cracks, water can get straight into the brickwork.

Rendered stacks

A rendered stack can mask problems in the bricks below. The survey checks for cracking, bulging and staining in the render.

Tips that help

Here are a few things we’d tell any owner, before and after a survey:

  • Note any damp on chimney breasts and when it appears
  • Make sure fixings on the stack are secure
  • Glance at the stacks from the street now and then
  • Never climb onto the roof to look at a chimney

Once we’ve been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Make sure redundant flues are capped with ventilation. Ventilation helps keep the stack dry.

Rented homes, blocks and businesses

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

What a chimney survey doesn’t cover

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
  • The inside of the flue, which needs a sweep or flue specialist
  • A structural engineer’s assessment

If in doubt, call 07833 053749 or drop us an email and we will point you to the right survey. The full list of what we check.
