Independent gutter surveys in Harmans Water

How a gutter survey works in Harmans Water

We look at the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey, so we can’t see inside underground pipes. If the problem looks like a blocked or broken drain below ground, the report will say so, with a suggestion to book a separate drain survey. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. Common reasons to book are rotten fascias or stained soffits and gutters packed with leaves or moss, on valley gutters, parapet and box gutters and eaves gutters.

Trees around homes in smaller places like Harmans Water drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What a gutter survey doesn’t cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Gutters out of sight from every safe viewpoint
  • Blockages deep inside downpipes
  • Damage hidden inside walls or behind boards

If in doubt, call 07833 053749 or use the contact form and we will point you to the right survey. The full list of what we check.

Roof types and parts we check

  • Downpipes
  • Outlets and hoppers
  • Parapet and box gutters
  • Fascias and soffits
  • Valley gutters
  • Eaves gutters

Should I look at the roof myself first?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.

Your questions about gutter surveys in Harmans Water

My home in Harmans Water has a flat-roofed garage or porch. Is it worth having that looked at?

Yes, if you’d like it included, mention it when booking. On buildings from before 2000, cement sheet roofs may contain asbestos and should be checked by a specialist asbestos surveyor before anyone disturbs them.

Do you cover smaller places like Harmans Water?

Yes, Harmans Water is on our map. Villages and rural addresses get the same survey as a town house.

How long does a gutter survey take?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Will you check the loft?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Are hidden gutters like valleys and box gutters included?

Yes, where it is safe to see them. We use the ground, windows, the roof space and the roof where it’s safe and a drone where it applies.

Will you check the drains below ground?

No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we will tell you.

Signs you need a gutter survey in Harmans Water

Falling leaves are the most common cause of blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds, and they collect at the outlets. A choked outlet soon means a full, overflowing gutter.

A survey makes sense if you’ve noticed:

  • Brackets that have dropped or snapped
  • Fascia boards damaged by overflowing water
  • Gutters overflowing in heavy rain
  • Water backing up from a hidden gutter

Take a building like Harmans Water Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

Choosing a roof surveyor

  • Whether the loft is part of the inspection
  • What’s outside the scope of the survey
  • What insurance they carry
  • Whether any drone flown is registered with the CAA

What a good roof survey covers

Gutter surveys in Harmans Water: local notes

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. Harmans Water is part of Bracknell, one of the post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Low-pitched roofs shed water more slowly, and older concrete tiles, felt and gutters on these homes may be nearing the end of their life.

Take an older house close to St Paul: its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of Martins Heron station, the gap between tenancies is a good time to have the roof looked at.

What happens if roof problems are left?

When a valley or parapet gutter blocks, the water has nowhere safe to go. It can overflow into the building, frequently in the heaviest rain. It is worth having these gutters looked at before the wetter months. Around Harmans Water, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

How the survey works

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit normally takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Being in a smaller place like Harmans Water doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

How to prepare
