Gutter survey in Easthampstead

Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether any overflows are doing their job. The photographs show you exactly what we found. Blocked gutters are easy to put off but it rarely improves. We’re often asked to look into leaking or loose downpipes and overflowing eaves gutters, on parapet and box gutters, eaves gutters and valley gutters.

Around Easthampstead, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

Gutter surveys in Easthampstead: local notes

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

Take a building like Fox Hill Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. If you run a business near The Lexicon, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If yours is one of the older homes in the streets near St Michael and St Mary Magdalene's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Your questions about gutter surveys in Easthampstead

Is Easthampstead within the area you cover?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Can a landlord with a rental near Bracknell station book a roof survey?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

Do you check valley and parapet gutters?

Yes, where it’s safe to see them. We look from vantage points, the loft space and the roof itself where safe and a drone where it applies.

Is it a structural engineer’s report?

No. Our survey is not a structural engineer’s report, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

How soon will I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us as you book.

What will the report tell me?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put in order of urgency where relevant.

Will you check the drains below ground?

No, CCTV drain work isn’t part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

Roof by roof

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order as far as they can safely be seen. Missing lead is something we check for too.

Fascias and soffits

Some older soffits may contain asbestos. We flag any that could be for a specialist asbestos surveyor to check.

Can I check my roof myself?

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

How the survey works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. If you have questions on the day, just ask. A visit to Easthampstead is planned like any other: the time, the access and where to park are agreed ahead of time. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Getting ready for the survey

  • Have any paperwork from past roof work to hand
  • Make sure the loft hatch can be reached
  • Have any questions written down, so nothing gets missed

Why get it checked now?

Going up a ladder to check your own gutters carries real risk. You can see drips and overflows from the ground but hidden gutters are another matter. We inspect as far as it’s safe to see and put it in writing. Around Easthampstead, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We can help you choose the package that fits what you want to find out.

Tips from our surveys

From years of surveys, a few habits stand out:

  • Check for spilling water in a downpour
  • Include valley, parapet and box gutters when clearing
  • Book gutter clearing once a year, more often near trees
  • Look for downpipes coming loose

Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes. If it doesn’t, tell whoever did the work.

Don’t forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but you can’t check them from the street, so ask for them to be included when gutters are cleared.

What affects the cost of gutter surveys

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • Extensions, dormers and garages with roofs of their own
  • Features like valleys, chimneys, dormers and parapets
  • Building height and the viewpoints available
  • The package you choose: Basic, Standard or Premium

Gutter survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.
