Thermal roof surveys near Wildridings

Thermal roof surveys for homes and businesses in Wildridings

Our thermal survey records how the surface temperature varies across your roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. The camera doesn’t see water itself, so we check what it shows with moisture readings. Thermal imaging is included in our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. We survey pitched roof slopes, insulated roof spaces and ceilings below the roof, and people most often book us about damp patches with no obvious cause and missing or slipped insulation.

Older cottages and houses around Wildridings may have little insulation, and some have extensions with their own roofs. Thermal patterns and close-up photos together give a fuller picture of the roof. Anything that looks like moisture is checked with a meter. Results depend on the weather, so the visit is planned around the forecast.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Extensions, dormers and garages with roofs of their own
  • The type of building, from a house to a block or an office
  • Basic, Standard or Premium
  • Roof area

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the exact price before booking.

What to let us know when you contact us

A little information up front helps. It helps to include:

  • What’s prompted the survey
  • Any photos you have, taken from the ground or a window
  • When you need the report by
  • The type of building and roof, like pitched or flat

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.

When to book a survey in Wildridings

Building owners and managing agents use thermal surveys to plan work on larger flat roofs. Patterns can point to wet areas and show which parts look sound, so we know where to take moisture readings.

Things that often lead to a survey include:

  • Leaks that are hard to trace
  • Cold areas below the roof
  • Wet areas near outlets and upstands
  • Heat escaping through the roof

Take a building like Wildridings Primary School: a view from above covers a wide roof far faster than walking it.

What’s in a roof survey

Why it’s worth a survey now in Wildridings

Wet insulation under a flat roof does not dry out on its own while the covering stays on. In time, it stops insulating properly and can damage the deck. Finding the wet areas sooner keeps the work smaller. On a bungalow or cottage around Wildridings, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.

Every price we give includes VAT, and the written report is part of the package. Our price is from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

How it works

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Some parts of a survey depend on the weather, so a visit to Wildridings is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. We carry out a visual inspection of the roof from wherever it can be seen safely.
  3. Thermal images are taken to show differences in surface temperature.
  4. We check the patterns that stand out with moisture readings where there’s safe access.
  5. We write up the thermal images alongside ordinary photos and recommendations.

How to prepare

  • Clear the way to the loft hatch

Advice

What a thermal roof survey looks like in Wildridings

Wildridings is part of Bracknell, one of the post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Low pitches and flat-roofed additions are hard to see from the ground, so aerial and thermal views add detail. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

For businesses in and around places such as The Lexicon, big, flat commercial roofs are where close-up aerial shots and thermal images help most. Take an older house close to St Michael and St Mary Magdalene's Church: steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from the air or with a thermal camera helps.

Wildridings: your questions answered

How do I find out if my home in Wildridings is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is Wildridings within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Is thermal imaging useful on pitched roofs?

It can help, but the results are often less clear than on a flat roof. Slates and tiles over a ventilated space can mask what’s below, so we combine it with an inspection from the loft where there is safe access.

What can thermal imaging tell me about my roof?

It records surface temperature across the roof. Differences can suggest wet areas, missing insulation or heat loss, which we then check with moisture readings.

Does thermal imaging detect leaks directly?

Not directly. It shows surface temperature, and wet areas can show up because they hold heat differently. We confirm what it suggests with moisture readings.

How much does a thermal roof survey cost?

It is part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.

What conditions are best for thermal imaging?

The weather makes a real difference. A sunny day beforehand, a dry surface and calm air all help. Rain and strong wind can make the images less clear, so we talk through the forecast when you book.

Different roofs, different checks

Single-ply and EPDM roofs

Thin membranes can show patterns from the layers beneath. Reflections from shiny surfaces can affect readings, which we allow for.

Parapets, valleys and junctions

Damp at junctions can be hard to see by eye. We combine a close visual check with the thermal images.
