How a flat roof survey works in Wildridings
Ponding is often the first sign that something on a flat roof is not right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. We’re frequently asked to look into signs of deflection in the roof deck and gaps at upstands and abutments, on EPDM rubber, mastic asphalt and upstands and outlets.
Flat roofs in smaller places like Wildridings can be more exposed, particularly where nothing shelters them, so wind catches loose edges and trims. Felt and bitumen also age in strong sun. The signs are splits, blisters and edges coming away, along with water that sits after rain. Standing water that lingers for days after rain is another sign worth watching for.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How the survey changes by roof type
EPDM rubber
Lifting at the edges and loose areas of membrane are common EPDM problems. Any we find are noted and photographed.
Mastic asphalt
Older asphalt can become brittle and crack as the roof moves. We note where this is happening and how widespread it looks.
Rented homes, blocks and businesses
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.
Landlords, agents and building managers in Wildridings and across Bracknell Forest can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or email us.
Why it is worth a survey now in Wildridings
Caught early, a split or open seam in a flat roof is often a small repair. Left alone, water can soak the insulation and the deck, and the job grows. Surveying it now tells you where you stand. Around Wildridings, leaves and moss in gutters lead to overflowing water and damp walls. Dealing with the cause is simple; drying out a wall is not.
Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What we’re asked to look at in Wildridings
Water that does not drain sits on the roof and speeds up wear. Blocked outlets, poor falls and a sagging deck are the usual causes. Leaves and silt from nearby trees can soon choke an outlet.
Signs worth acting on include:
- Blisters and bubbles in the covering
- Edge trims that have lifted or split
- Splits, cracks and crazing
- Failed upstands where the roof meets a wall
If you run a business near The Lexicon, flat roofs over shops and units are easy to forget until water comes through a ceiling.

Local flat roofs in Wildridings
Wildridings is part of Bracknell, one of the post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Flat-roofed garages, porches and extensions from that era may have been re-covered more than once, or not at all. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.
For an older house near a landmark like St Michael and St Mary Magdalene's Church, the flat roofs on later extensions tend to wear out long before the main roof. If you look after a building such as Wildridings Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Wildridings questions
Does a conservation area affect roof work in Wildridings?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Should a flat-roofed garage or porch in Wildridings be checked too?
It is often worth it, as these roofs are easy to forget. On buildings from before 2000, cement sheet roofs may contain asbestos and should be checked by a specialist asbestos surveyor before anyone disturbs them.
What does a roof survey cost?
Prices start from £150, including VAT. You will know the price for your survey before booking, based on the roof’s size, access and package. To get a price, ring 07833 053749 or email us.
When does the report arrive?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
Will I get photos?
Yes. The report includes photographs of what we found, so you can see each point for yourself.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first, with the building owner or managing agent. Tell us about it when booking and we’ll plan the survey around it.
Are you structural engineers?
No. We’re roof surveyors, not structural engineers. We will recommend an engineer if we see signs that call for one.

What we do, step by step
When we arrive, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a smaller place like Wildridings, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
Before the survey
- Let us know about parking before the day
- Have any questions written down, so nothing gets missed
- Check the loft hatch can be reached
How to book
