Landlord roof survey in Wildridings: what you get
A roof over tenants or leaseholders often gets attention only when water comes in. Surveying the roof first helps you spot defects early, and plan work rather than react to it. You get a report with photos to keep on file for the building. Many landlords and agents repeat it every few years to keep maintenance plans current. We survey converted houses, shared roofs and rented houses, and common reasons people get in touch are flashings that have come away and standing water on a flat roof.
In a smaller place like Wildridings, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What you can safely check yourself
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Prices for landlord roof surveys in Wildridings
Our packages start from £150, with VAT included. What you pay for your roof depends on:
- Extra roofs, like extensions, dormers or garages
- Whether you choose the Basic, Standard or Premium Survey
- Building height and the viewpoints available
- How big the roof is
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
Helping us price your survey
The more you tell us, the easier it is to price the survey. When you contact us, it’s useful to mention:
- Where the property is, with the postcode
- What made you get in touch
- What kind of property and roof it is
- Photos of the roof, taken safely from ground level or a window
If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or send us an email.
What a landlord roof survey doesn’t cover
Before you book, it’s worth knowing what a survey won’t do:
- Structural calculations or an engineer’s report
- Roof areas we weren’t given access to
- Responsibility under a lease
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you before you book. The full list of what we check.

What a landlord roof survey looks like in Wildridings
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand.
Landlords with a home close to Bracknell station may find that a dated record of the roof is useful when planning maintenance across a let. If you look after a building such as Wildridings Primary School, large buildings have long gutter runs and big roofs that need checking like any other. For businesses in and around places like The Lexicon, a roof report helps plan work around trading rather than after a leak.

For landlords and managing agents

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time.
What we do, step by step
Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. The survey normally takes about 1–2 hours for a house, and longer for a block or a building with several roofs. Homes around Wildridings often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. The loft, where there’s safe access, completes the picture.
- First, we confirm the roofs and areas to be surveyed.
- You or your agent arrange access to the roof space and any flats we need to enter.
- We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
- Every defect we find is photographed and given a priority where relevant.
- The report sets out condition and recommendations to help you plan.
Before the survey
- Keep pets in another room
- Leave side gates unlocked
- Agree roof access with the managing agent if it’s shared
Getting a price
A quick phone call is usually the easiest start: ring 07833 053749 or drop us an email and we’ll ask a few questions about the roof. You’ll have a price before anything is arranged.

Why act early in Wildridings
Tenants can only report what shows inside. By the time a stain appears, water may have been getting in for a while. We look at the roof, not just the symptoms. In an older home around Wildridings, water from a roof defect can get into timber and plaster, and that’s a much bigger job than the original defect.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

Wildridings: your questions answered
Can a landlord with a rental near Bracknell station book a roof survey?
Yes, rented property is part of what we cover. You can ring 07833 053749 or email us with the address and some details, including who will give access on the day.
Do you cover smaller places like Wildridings?
Yes, Wildridings is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.
Can we use the survey to plan a roof budget?
Yes. It shows what needs attention now and what can be planned for later so you can plan spending. Repair costs are not included, but contractors can price from it.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
What if it rains on the day?
It can, depending on the survey. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
Can you survey a shared roof on a terrace or converted house?
Yes. We inspect the parts we’re given access to, as far as they can be seen safely. Areas we couldn’t see are noted in the report.
