Flat roof survey in College Town: what you get
Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP frequently go on for longer. Our report records the covering, how it is holding up and any defects we can see, with a photo of every defect. You then have something specific to put to the seller or agent. If you’ve noticed loose or cracked edge trims and standing water left after rain, a survey will tell you what’s going on, on felt flat roofs, GRP fibreglass and upstands and outlets alike.
In smaller places like College Town, flat roofs are mostly on extensions, garages, porches and dormers. Even a small flat roof can let plenty of water into the room below. What it is covered in, and how well it was laid, decides what it needs. From an upstairs window, look for standing water, splits and edges coming away.
What you get is a clear record of the flat roof on the day we saw it. It’s useful right away, and a good reference for later.

What happens if roof problems are left?
Most flat roofs are out of sight, so they’re easy to forget. Owners frequently learn the roof is at the end of its life only when it leaks. Regular surveys mean it will not come as a surprise. On a bungalow or cottage around College Town, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.

Local flat roofs in College Town
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit. If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
If you own a rental within reach of Blackwater station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you live in an older home near Royal Memorial Chapel, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

What we’re asked to look at in College Town
Buyers frequently book after their home survey suggests a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.
We are often asked to look at:
- Blisters and bubbles in the covering
- Upstands pulling away from walls
- Loose or cracked edge trims
- Ponding water that does not drain away
If you look after a building such as College Town Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
Questions to ask before booking
- Their drone registration, if they fly one
- Which viewpoints they use to see the roof
- How long the report takes to arrive
- Whether the inside of the roof is included
Honest limits
It is useful to know what a survey will not do before you book:
- A fixed date for when the roof will need replacing
- What’s under the membrane without opening it up
- Whether the deck or joists are strong enough
If in doubt, ring 07833 053749 or send us an email and we’ll suggest the right survey. What a survey covers and doesn’t.
What we check
- Single-ply membranes
- GRP fibreglass
- EPDM rubber
- Mastic asphalt
- Upstands and outlets
- Felt flat roofs
Checking the roof from the ground
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Roof by roof
Single-ply membranes
Plant, fixings and foot traffic can all damage a single-ply roof. Any tears, punctures or loose membrane are recorded with photos.
GRP fibreglass
A well-laid GRP roof often lasts up to about 30 years. Cracking where boards meet or where the deck moves is a common early sign of trouble.
What else we do in College Town
What we do, step by step
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take between one and two hours for a small flat roof at home, and longer for a large commercial one. A visit to College Town is planned like any other: the time, the access and where to park are agreed beforehand. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there’s access.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
How to prepare
- Tell us about any leaks, stains or damp patches you know of
- Mention any parking restrictions on your street
- Keep pets inside or away from the areas we’re looking at

Questions from College Town
Do you carry out roof surveys in College Town?
Yes, College Town is within the area we cover. We cover the whole of London and South East England. You can phone 07833 053749 or email us with the address and some details.
Is my home in College Town listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Can you give me structural calculations?
No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
How quickly is the report sent?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.
Do you look for flat roof leaks?
We check the whole roof, since water can travel before it shows inside. Splits, open laps, upstands, outlets and rooflights are all checked. If the cause can’t be seen, we’ll say so and suggest what would help.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Which days do you carry out surveys?
We carry out surveys on any day of the week. To arrange a date, ring 07833 053749 or send us an email.
