Questions from Amen Corner

Is my home in Amen Corner listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will you come out to Amen Corner?

Yes, Amen Corner is covered. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

How soon will I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know as you book.

Can a thermal survey trace a roof leak?

Thermal imaging can help, alongside other checks. What it shows depends on the weather and the roof. If the source can’t be confirmed, we’ll say what could help next, such as electronic leak detection.

Will you photograph what you find?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding.

Will you walk on the roof?

Not unless it’s safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and anything out of sight is recorded in the report.

What happens after the survey?

You’ll receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Thermal roof survey in Amen Corner: what you get

A thermal camera can help when the cause of damp isn’t obvious. Leaks frequently run along a roof before they appear on a ceiling, and the camera can show patterns that help us follow it. We combine the images with a visual inspection and moisture readings, so the findings don’t rely on the camera alone. If you’re worried about areas of a flat roof that may hold water and stains that keep coming back, a survey will tell you what’s going on.

Places like Amen Corner can be near small airfields or other airspace restrictions, so the Drone Safety Map is checked before any flight. Exposed sites can be windy, and a small drone can’t fly safely in strong wind. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we’ll plan the survey around it.

What this survey can’t tell you

A survey is a close look at the roof, but it cannot do everything. The main limits are:

  • The condition of timbers we can’t see
  • Insulation values or heat loss calculations
  • Structural calculations, which need a structural engineer

If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before you book. What a survey covers and does not.

What this survey covers

  • Commercial roofs
  • Ceilings below the roof
  • Pitched roof slopes
  • Flat roofs
  • Insulated roof spaces
  • Loft conversions

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. Most visits take an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. Parking around Amen Corner is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We look at the roof from ground level, from windows and from the roof itself where it’s safe.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Before we arrive

  • Keep pets in another room
  • Jot down any questions you want answered

Advice

Practical tips

Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Some tips:

  • Use the report as a baseline for later checks
  • Clear leaves from outlets and gutters each autumn
  • Note where damp appears and after what weather
  • Do not switch the heating off before the visit

Where a pattern cannot be confirmed, the report says what could help, for example electronic leak detection or a roofer opening up a small section.

Have small defects in the covering fixed early. Once water gets under a membrane, it can travel far before it appears inside.

What you can safely check yourself

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Flying and imaging in Amen Corner

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Bracknell, which Amen Corner is part of, is one of England’s post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Low-pitched roofs can be hard to see from the street, which is where a drone or thermal camera helps.

For businesses in and around places such as The Lexicon, a commercial roof can be photographed from above without anyone walking on it. If you look after a building such as Jennett's Park CofE Primary School, a drone or thermal camera can show a large roof in a single visit.

Common roof problems in Amen Corner

Cold rooms under a roof, or high heating bills, lead some people to ask about heat loss. Missing or slipped insulation can stand out as temperature differences, particularly when there is a clear difference between inside and outside.

Here are some of the things we see often:

  • Ceilings that feel colder in places
  • Possible trapped moisture under a flat roof covering
  • Damp where roofs meet walls and chimneys
  • Heat escaping through the roof

For an older house near a landmark like Church of St Mark, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
