Flat roof surveys in Bullbrook

How the survey works

Safety comes first on every visit. We inspect what can be seen safely, and anything we cannot see is noted in the report. Most visits take an hour or two for a house, with bigger or more complicated roofs taking longer. In a smaller place like Bullbrook, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can frequently be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from ground level, windows and the roof where it’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

Flat roof survey in Bullbrook: what you get

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you’ve noticed standing water left after rain and damaged trims at the roof edge, we can find out what’s behind it, on felt flat roofs, mastic asphalt and upstands and outlets alike.

Flat roofs in smaller places like Bullbrook can be more exposed, particularly where nothing shelters them, where wind can catch loose edges and trims. Felt and bitumen also age in strong sun. Splits, blisters and lifting edges are what to look out for, along with water that sits after rain. Standing water that lingers for days after rain is another sign worth watching for.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Before and after the survey

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Ask whoever fits equipment on the roof to make good the covering
  • Check from a window for ponding after heavy rain
  • Treat rooflights and old sheeting as fragile
  • Check ceilings under the roof for damp patches

Many people send the report to two or three roofers for quotes. With each roofer working from the same list, comparing quotes is simpler. You stay in control of who does the work and when.

Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.

What this survey can’t tell you

We only report whatever is safely visible on the day, so there are some things a survey can’t cover:

  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • Asbestos testing, which needs a specialist asbestos surveyor
  • The condition of the deck or insulation hidden under the covering

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.

Flat roofs in Bullbrook

Bullbrook is part of Bracknell, one of the post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Flat-roofed garages, porches and extensions from that era may have been re-covered more than once, or not at all. Historic houses such as St Leonard's Hill, about 4.9 miles north-east, show how far back building in the area around Bullbrook goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

For businesses in and around places such as The Lexicon, outlets and upstands on commercial flat roofs are the places to check before trouble starts. If you let a flat or house near Martins Heron station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Bullbrook is about 1 mile east of Bracknell, in Bracknell Forest. We cover Bullbrook and the rest of Bracknell Forest, as part of our work across London and South East England. Bullbrook is one of the places in Bracknell Forest we cover for flat roof surveys. We also survey roofs in Reading.

Flat roof surveys in RG12, RG42 and SL5 are booked the same way as anywhere else. Local streets include Bay Road, London Road and Eastern Road, all of which we cover. We also cover Jennett's Park (1 mile south), Martins Heron (1 mile south-east), Wick Hill (1 mile north-west), Warfield Park (1 mile north-east) and Whitegrove (1 mile north). Larger places within reach include Sandhurst (5 miles south-west), Binfield (3 miles west), College Town (6 miles south), Little Sandhurst (6 miles south-west), Owlsmoor (5 miles south-west) and Home Farm (3 miles south-west).

Leave it or get it looked at?

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. Blocked gutters on homes around Bullbrook overflow and soak walls. Dealing with the cause is simple; drying out a wall is not.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.

Your questions about flat roof surveys in Bullbrook

Do you cover smaller places like Bullbrook?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

My home in Bullbrook has a flat-roofed garage or porch. Is it worth having that looked at?

Frequently, yes, so mention it when you book. Flat-roofed garages and porches are common in new towns like Bracknell, and older felt coverings may be near the end of their life.

Can you tell me how long my flat roof will last?

We do not put a figure on it. As a guide, felt often lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but your report describes the actual condition.

Will you walk on the flat roof?

Where it is safe, the roof is inspected from the roof itself. If not, we use safe viewpoints and look inside, and we note any area we couldn’t see. We do not walk on fragile rooflights or sheeting.

Do you cover flat roofs on blocks of flats?

Yes. We survey flat roofs on commercial buildings as well as homes. A commercial roof typically takes about 3 to 4 hours on site, longer if it is large or complex, with larger roofs quoted on their size.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.

What does a roof survey cost?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

What we’re asked to look at in Bullbrook

The surface of a flat roof heats up and cools down far more than the rooms below. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Coverings that have hardened with age tend to suffer most.

Most people get in touch after spotting one of these:

  • Splits and cracks in the covering
  • Dips that suggest the deck is deflecting
  • Gaps at upstands and abutments
  • Blocked or damaged outlets

Take a building like Holly Spring Junior School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Choosing a roof surveyor

  • Which viewpoints they use to see the roof
  • What happens after the report arrives
  • Whether the loft is part of the inspection
  • What exactly goes into their report
