What this survey can’t tell you

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Deciding who is at fault in a disagreement
  • Areas out of view from each safe vantage point
  • A promise that the roof won’t leak

If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey before booking. What our survey covers.

What we check

  • Replacement roofs
  • Ridges and verges
  • New-build homes
  • New flat roofs
  • Flashings and valleys
  • Loft conversions and dormers

How new roof snagging works in Hanworth

We check the coverings, ridges, verges, hips and valleys, along with the flashings and ventilation. At the eaves we look at how the underlay is dressed into the gutter, where it can be seen, and we check the gutters too. The report sets out what we found with photos. Any debris left behind or damage to other parts is recorded too. We’re often asked to look into loose flashings at walls or chimneys and debris left in gutters or valleys, across ridges and verges, flashings and valleys and new flat roofs.

In a smaller place like Hanworth, some houses face open ground, which can mean more wind and rain on the roof. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. Whether you are buying or signing off new work, those edges deserve a careful look. On an exposed roof, a loose ridge or verge soon becomes a bigger job.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What happens on the day

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. Homes around Hanworth often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.

  1. We start by finding out what was replaced and what worries you.
  2. The coverings, ridges, hips and verges are checked as far as can safely be seen.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. The loft space is looked at where safe, along with any mess or damage left after the work.
  5. We send a written report with photographs of each snag.

Preparing for the visit

  • If the roof is shared, arrange access with whoever manages the building
  • Leave side gates unlocked
  • If it is not your property yet, arrange access through the agent

Tips that help

Over many surveys, some simple habits stand out:

  • Check lower roofs and walls after scaffolding comes down
  • Keep the contract and invoices together
  • Check ceilings and the loft after heavy rain
  • Diary the defects period end date

Once the work is finished, check the ceilings and loft after the next downpour. If anything shows, tell your roofer right away.

Keep an eye on the roof and ceilings in the first months. Early signs are easier to raise while the work is recent.

Questions from Hanworth

Will you come out to Hanworth?

Yes, Hanworth is covered. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Does a conservation area affect roof work in Hanworth?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.

Will you walk on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

What does a new roof inspection cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. Just phone 07833 053749 or email us for a price.

Signs you need new roof snagging in Hanworth

Flashings are a common source of snags. If they’re poorly dressed or fixed, water can get in sooner rather than later.

These are some of the problems a survey can pick up:

  • Loose flashings at walls or chimneys
  • Cracked mortar at the ridge or hips
  • Verge tiles or slates not secured
  • Cracked or slipped new tiles or slates

For landlords with property near Bracknell station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Before booking anyone

  • Are they insured for the work?

What’s in a roof survey

Why it’s worth a survey now in Hanworth

Small faults on a new roof can grow. Loose details can let water through during the first winter. Spotting them early gives the roofer a chance to put them right. In a smaller place like Hanworth, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Wind gets under it and lifts more.

To find out what your survey will cost, phone 07833 053749 or use the contact form and let us know about the roof. We’ll confirm the figure before booking.

Why us?

  • An independent view of the roof
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID

Hanworth homes and their roofs

Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Hanworth is part of Bracknell, one of the post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Low pitches, ageing concrete tiles and old flat roofs each have their own weak points, worth knowing before you commit.

Take an older house close to St Michael and St Mary Magdalene's Church: older patch repairs can hide behind a tidy front slope, and the survey looks past them.
