About our new roof snagging in Wooden Hill

Ideally, book snagging before you settle the final invoice, while the roofer is still on hand. If that is passed, it’s worth checking before a defects or warranty period ends. That leaves time to raise what we find. Our report gives you a clear, photographed list of snags to send to your roofer before the deadline. We survey flashings and valleys, new-build homes and new flat roofs, and people most frequently book us about cracked or slipped new tiles or slates and signs of condensation in the roof space.

Older buildings in small places like Wooden Hill may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

The survey, step by step

The visit has one job: to see as much of the new roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It typically takes about one to two hours for a house, though large, tall or awkward roofs take more time. Rural addresses near Wooden Hill can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You let us know what work was done and when.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. We look at valleys, flashings, gutters and the underlay at the eaves.
  4. The loft space and the rest of the property are checked for problems.
  5. You get a photo report of each snag.

Preparing for the visit

  • Note where any stains or damp appear
  • If you are buying, let the agent know when we’re coming
  • Let us know about parking near the property

Surveys for landlords and agents in Wooden Hill

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or send us an email with the addresses.

Letting agents can arrange access with tenants, at a time agreed beforehand. We survey on any day of the week, which can make access easier.

When to book a survey in Wooden Hill

A roof is hard for most owners to see properly. Without an independent check, you’re relying on what can be seen from the ground before you pay.

A survey makes sense if you’ve noticed:

  • Poorly finished verges
  • Cracked lower roofs or marked walls after the work
  • Cracked mortar at the ridge or hips
  • Gutters blocked by building debris

If you live in an older home near St Michael and St Mary Magdalene's Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Before booking anyone

  • How long they’ve been surveying roofs
  • Which limits apply to the survey
  • Whether you can ask questions once you have the report
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What’s in a roof survey

What affects the price in Wooden Hill

Several things affect the price of a survey:

  • Features like valleys, chimneys, dormers and parapets
  • The number of roofs, including extensions and garages
  • Height and safe access
  • How big the roof is

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

Here’s what helps us most when you contact us:

  • The address and postcode of the property
  • The style of property, from a terrace to a block
  • Any stains, drips or damp patches you’ve seen indoors
  • When you need the report by

You can call us seven days a week. For a price or to book, ring 07833 053749 or email us.

What we cannot see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Legal advice on your contract
  • A promise that the roof won’t leak
  • Parts of the roof we can’t see safely

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. What a survey covers and doesn’t.

What we check

  • Flashings and valleys
  • Replacement roofs
  • New-build homes
  • Ridges and verges
  • New flat roofs
  • Loft conversions and dormers

Can I check my roof myself?

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Local roofs and buyers in Wooden Hill

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

Questions from Wooden Hill

Is Wooden Hill within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

Does a conservation area affect roof work in Wooden Hill?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Can you survey in bad weather?

A survey can typically go ahead in light rain, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather is not suitable.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or use the contact form and tell us the address and what you need to know. We’ll confirm the price and find a day that suits.

How soon after the work should I book a snagging inspection?

Once the roofer says the job is done, ideally before you pay in full. That gives time for any snags to be put right.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
