Gutter surveys in Wooden Hill

What we do, step by step

The aim of the visit is simple: to look at the gutter as closely as is safe and record what we find. Notes and photos go into the written report. The visit typically takes between one and two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Around Wooden Hill, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. We look in the loft space, where there is safe access, for signs of water getting in.
  5. The findings are written up with photographs and recommendations.

How a gutter survey works in Wooden Hill

We carry out gutter surveys in Wooden Hill as part of our cover across London and South East England. On the day, we inspect whatever is safely visible from ground level, windows, the loft space and the roof where it is safe. Time on site usually takes an hour or two at a typical home, or half a day or so for a commercial building. Afterwards, you get a written report with photos and recommendations. We survey parapet and box gutters, downpipes and fascias and soffits, and people most frequently book us about leaves and moss blocking gutters and leaks at the gutter joints.

Older buildings in small places like Wooden Hill may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

When you need someone else

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • Gutters out of sight from each safe vantage point
  • What’s behind fascias and inside walls
  • Blockages deep inside downpipes

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before booking. The full list of what we check.

What we check

  • Valley gutters
  • Outlets and hoppers
  • Parapet and box gutters
  • Fascias and soffits
  • Eaves gutters
  • Downpipes

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Practical tips

These tips come from what we see on roofs every week, before and after a survey:

  • Get the gutters cleaned out every year
  • Don’t climb a ladder to look in the gutters
  • Watch for green marks down the brickwork
  • Get trees that overhang the gutters trimmed

Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you as soon as it is ready.

Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

Gutter surveys in Wooden Hill: local notes

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first. Wooden Hill is part of Bracknell, one of the post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Low-pitched roofs shed water more slowly, and older concrete tiles, felt and gutters on these homes may be nearing the end of their life.

If you own a rental within reach of Bracknell station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For site and facilities teams at buildings like Wooden Hill Primary and Nursery School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark such as St Michael and St Mary Magdalene's Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

Wooden Hill: your questions answered

Are flat-roofed garages and porches in Wooden Hill worth including?

Often, yes, so mention it when you book. Flat-roofed garages and porches are common in new towns like Bracknell, and older felt coverings may be near the end of their life.

Can a landlord with a rental near Bracknell station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or email us with the details, and we’ll talk through which survey suits.

Do you look in the roof space?

Typically, if there is one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

How long does a gutter survey take?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

Do you check valley and parapet gutters?

Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Some may only be partly visible, and we will note that in the report.

Do you climb onto every roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.

Will you check if gutters are causing damp inside?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We can’t see inside walls, so we report on what’s visible.

For landlords and managing agents

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Why get it checked now?

Our report is a dated record of what we found, which helps when you plan work or brief a contractor. Without it, you’re relying on what can be seen from the pavement. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.
