What this survey cannot tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A promise to find every leak on a single visit
  • Structural calculations (that is a structural engineer’s job)
  • Water from pipes, tanks or heating systems

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Valleys and parapet gutters

  • Rooflights and dormers

How a roof leak investigation works in Wooden Hill

Moisture readings and thermal imaging are used where they’re useful. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so we confirm what it suggests with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. The best thermal results come after a sunny day, with a dry roof and little wind. We are frequently asked to look into a leak that comes and goes with the weather and brown rings on upstairs ceilings, on flat roof details, lead flashings and slate and tile slopes.

In a village or hamlet like Wooden Hill, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, which matters if you’re thinking of an insurance claim. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What affects the cost of roof leak investigations

The price reflects the time and kit the roof needs. That comes down to:

  • House, block, shop or office
  • Extra roofs, like extensions, dormers or garages
  • How tall the building is and how easy the roof is to see
  • Which survey package you book

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and the package you choose.

Helping us price your survey

What helps most when you contact us:

  • The reason for the survey, like buying, a leak or storm damage
  • Pictures of the roof from a safe spot, if you have them
  • The address and postcode of the property
  • Where water is showing inside, if it is

If you’re buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.

Tips from our surveys

These tips come from what we see on roofs every week:

  • Photograph the stain each time it appears
  • Let us know what has already been tried
  • Stay off ladders and the roof
  • Have an electrician check any wet fittings

Once the work is done, hold on to the report. If the leak returns, it is a useful record of what was found.

Have flashings and flat roofs looked at every few years. They’re where most leaks start, and catching wear early keeps water out.

What we’re asked to look at in Wooden Hill

Condensation is often mistaken for a leak. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, especially where ventilation is poor. Wet nail tips and damp underlay over a wide area are classic signs.

Here are some of the things we see often:

  • Water dripping from rafters or underlay
  • Damp underlay across a wide area
  • Brown rings on upstairs ceilings
  • Stains around a skylight

If you look after a building such as Wooden Hill Primary and Nursery School, on a building that size, finding the source of a drip means looking well beyond the stain.

Before booking any roof surveyor

  • What the report includes, and whether it has photographs
  • Their insurance cover
  • Whether the inside of the roof is included
  • Their track record with similar roofs

What to expect from a roof survey

What a roof leak investigation looks like in Wooden Hill

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Where water gets in depends a good deal on what the roof is made of and how it is detailed. Bracknell, which Wooden Hill is part of, is one of England’s post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Leaks on homes like these frequently come from flat-roofed additions or from rain driven up under low-pitched tiles.

If you let a flat or house near Bracknell station, tracing a leak quickly matters when a tenant is living with it. The streets around a church such as St Michael and St Mary Magdalene's Church are often among the oldest in a place, and if you own one of the older houses nearby, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

How it works

Every roof is different; as a rough guide, the survey takes between one and two hours, more where the leak is intermittent or the roof is large. If you have questions on the day, just ask. In a small place like Wooden Hill, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You tell us where the water shows and when it appears.
  2. The visit starts indoors, at the stain and in the loft.
  3. Likely entry points outside are checked, from flashings and valleys to gutters and outlets.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. We email a report with photos, the likely entry point and recommendations.

Preparing for the visit

  • Make sure we can get to the back of the property
  • Agree roof access with the managing agent if it’s shared
  • Clear the way to the loft hatch

Common questions in Wooden Hill

Does a conservation area affect roof work in Wooden Hill?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Is Wooden Hill within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We can only inspect what we’re given access to.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

Can a leak be traced on a dry day?

In most cases, yes. Damp materials can be found without rain. If a leak only appears in driving rain from one direction, we will tell you what we found and what’s most likely.

Why does not the damp patch line up with the hole?

Rain that gets in will run along whatever it lands on. On a pitched roof it often runs down a rafter before it shows. Following that route is what our investigation does.

What you can safely check yourself

It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book.

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
