How a roof leak investigation works in Hanworth
Our job is to find the likely source and tell you. You get a written report with photos showing the likely entry point and the route the water is taking, and recommends what should be done. It gives any roofer a clear brief. The investigation finds and explains the cause, while the repair is a separate matter. Typical surveys look at a leak that comes and goes with the weather and staining around the chimney inside, across valleys and parapet gutters, chimney stacks and the roof space.
In a smaller place like Hanworth, some roofs face open ground, where driving rain gets into any gap at a ridge, verge or flashing. If a leak shows only when the wind is in a certain direction, that is a useful clue. Tell us when it happens when you get in touch. The gutters on the most exposed side can overflow too.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Hanworth: your questions answered
Is Hanworth within the area you cover?
Yes. Hanworth is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Is my home in Hanworth listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
How long does a roof leak investigation take?
On site, it typically takes between one and two hours for most homes, though a hard-to-trace leak can take longer. Report times depend on the package.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. We check the parts we’re given access to, and the report makes that clear.
Are you structural engineers?
No. We point out what can be seen, such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.
Will you definitely find the leak?
Not always, and we will be honest about that. Some leaks hide well, particularly those that need wind-driven rain. If we can’t be sure, the report ranks the possible sources.
Will you check the loft?
Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.
What happens if roof problems are left?
Guesswork repairs are a common reason leaks keep coming back. The real way in may be a metre or more away. An investigation finds the likely cause first, so the repair is aimed at the right place. With lower homes, common in places like Hanworth, there is little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Leaks and storm damage in Hanworth
Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Each of these roof types has its own typical places for water to get in.
If you live in an older home near St Michael and St Mary Magdalene's Church, lead flashings, valleys and old chimneys are typical places for water to get in. Take a building like The Pines School: tracing a leak on a big roof starts with where the water appears and works back. If you let a flat or house near Bracknell station, a tenant living with a leak needs the cause found, not just the stain painted over.
Hanworth is about 1 mile south of Bracknell, in Bracknell Forest. Whether the building in Hanworth is a house, a flat or a commercial unit, we can survey the roof. Hanworth is one of the towns and villages in Bracknell Forest we cover for roof leak investigations. We also survey roofs in Reading.
Surveys in RG12 and RG40 work the same way as everywhere else we cover. We cover properties on Hanworth Road, Waterham Road and Crowthorne Road and the roads around them. We also cover Birch Hill (1 mile east), Wooden Hill (1 mile west), Great Hollands (1 mile north-west), Home Farm (1 mile west) and Crown Wood (1 mile north-east). Further out, we also cover Sandhurst (3 miles south), Lawrence Hill (3 miles north), Binfield (3 miles north), Quelm Park (3 miles north), Whitegrove (3 miles north-east) and College Town (4 miles south).

Before and after the survey
Most of what helps is simple and safe from ground level. A few suggestions:
- Make sure the loft is accessible
- Tell us if there are tanks or pipes in the loft
- Keep a photo record of the damp patch
- Leave roof access to professionals
If there are several possible sources, we list them in order of likelihood. Recommendations are prioritised by urgency where relevant, so you know what to deal with first.
Plan a roof survey every few years. Flashings, valleys and flat roof details are frequent weak points, and wear is easier to deal with before water gets in.

For landlords and managing agents
If the property is let, the agent or a tenant can let us in. We survey on any day of the week, which helps when tenants work during the week.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
How the survey works
You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes an hour or two for most houses, or half a day or so for a commercial building. Some parts of a survey depend on the weather, so a visit to Hanworth is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.
- We start with your notes and photos of the leak.
- Inside, we check the stain and the ceiling around it.
- From the roof space, we trace the water’s route where there is safe access.
- We inspect the likely entry points outside, from ground level, windows and the roof where safe.
- We email a written report showing where the water most likely gets in.
Before we arrive
- Show us where any leaks or stains appear
- Have any paperwork from past roof work to hand
- If the roof is shared, arrange access with whoever manages the building

Advice
Checking the roof from ground level
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
What a roof leak investigation doesn’t cover
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Plumbing leaks that look like roof leaks
- The repair itself (the investigation finds and reports the cause)
- A promise to find every leak on a single visit
If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey before you book. The full list of what we check.
