Chimney survey in Littleton: what you get
If you are buying a home with chimneys, it’s worth knowing their condition before you exchange. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. Our report gives you specific points to raise with the seller or agent. It works alongside a RICS home survey, not instead of one. We’re frequently asked to look into flashings pulling away from the stack and a chimney out of line, on lead flashings, chimney breasts and shared and party-wall stacks.
Some older homes in villages like Littleton are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible, and recommendations are put by urgency where it matters.

What we look for on each type of roof
Chimney breasts and the loft
Inside, chimney breasts can show damp when water gets into the stack. We check them and at the stack in the loft where there’s safe access.
Flaunching
We often find flaunching that has cracked or broken away. Caught early, it’s often a small job.
Useful tips for Littleton property owners
Getting the most from a chimney survey starts before we arrive and carries on afterwards. Some tips:
- Look at the chimneys with binoculars after a storm
- Ask for ventilated caps on redundant stacks
- Leave close inspection to people with safe access
- Use the report as a baseline for future checks
After the visit, we write up the report with photos of each stack. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Get small mortar repairs done while they’re small. It’s far simpler than rebuilding a stack later.
What affects the cost of chimney surveys
The price reflects the time and kit the roof needs. The main factors are:
- Whether you choose the Basic, Standard or Premium Survey
- Extra roofs, like extensions, dormers or garages
- Any need for thermal images or a drone flight
- The type of building, from a house to a block or an office
Our price is from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.
Helping us price your survey
There is no need for technical words. Just tell us:
- Pictures of the roof from a safe spot, if you have them
- Your timetable, such as an exchange date
- The type of building and roof, like pitched or flat
- The address and postcode of the property
When you are ready to go ahead, ring 07833 053749 or email us. From there it is a case of choosing a package, agreeing the price and fixing a day.
The survey, step by step
The visit has one job: to look at the chimney stack as closely as is safe and record what we find. Notes and photographs go into the written report. It usually takes between one and two hours at a typical home, and about three to four hours for a commercial roof. For a village or hamlet like Littleton, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the loft space.
- The report, with photos and recommendations, is emailed to you.
Preparing for the visit
- Gather any invoices or paperwork from past roof work
- Tell us about any leaks, stains or damp patches you know of
- Clear the way to the loft hatch

Littleton questions
Do you survey roofs for landlords with property near Winchester station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or send us an email with the address and what you need, and we will talk through which survey suits.
Is Littleton within the area you cover?
Yes, Littleton is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Does the report include photographs?
Yes. Photographs are part of every report, so you can see exactly what each finding refers to.
Can you survey at the weekend?
Visits run seven days a week in the daytime. Just say which days work for you.
Can you give me structural calculations?
No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.
What’s in the survey report?
It explains what we saw, what it means and what we’d suggest, with photographs throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
Will you check the loft?
Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.
What a chimney survey does not cover
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Gas safety checks, which need a Gas Safe registered engineer
- Flue inspections or sweeping
- Structural calculations for a leaning stack
If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and does not.

Local roofs in Littleton
An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you own one of the older houses in the streets near Church of St Catherine, old fixings, lead flashings and tall chimneys are typical of older roofs. For site and facilities teams at buildings such as Harestock Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Winchester station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
