How the survey changes by roof type

Valleys and parapet gutters

Hidden gutters and valleys sit out of sight. A drone shows linings, joints and build-ups of debris.

Chimney stacks

Our drone check of a chimney is visual, not a flue, gas or sweep inspection. We will say if a specialist is needed.

About our drone roof survey in Littleton

Tall, steep, large or fragile roofs can’t always be inspected up close. A drone takes close-up photographs of those roofs from the air. You see slates, ridges, chimneys, valleys and gutters in detail, including slopes that can’t be seen from the street. Everything we find goes into a written report with photos. It is also a good option where walking on the roof could break slates or tiles. Where a flight isn’t possible, we explain why. We survey tall and steep roofs, large and complex roofs and flat roofs on upper floors, and the problems we are asked to look at most are blistered or cracked flat roof coverings and damage after a storm that can’t be seen from below.

Older buildings in small places like Littleton may be listed or in a conservation area. A look from the air or with a thermal camera doesn’t touch the roof, which suits a building where any change needs care. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put with the most urgent first where relevant.

Should I look at the roof myself first?

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book, as it helps us focus the survey.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What happens on the day

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two at a typical home, though large, tall or awkward roofs take more time. Somewhere as small as Littleton, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First, we check whether a drone is the right tool.
  2. We agree a date, including weekends, subject to the weather.
  3. The roof is photographed from the air, with the camera kept on your property.
  4. If the loft can be reached safely, it is checked too.
  5. Everything is written up, with the aerial photos and our advice.

Before the survey

  • Check we can get to the back of the property
  • Have any questions written down, so nothing gets missed
  • Clear the way to the loft hatch

Advice

Common questions in Littleton

Is my home in Littleton listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do you cover smaller places like Littleton?

Yes, Littleton is covered. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

What if it is windy or raining on the day?

Safety comes first, so the weather decides. Strong wind and heavy rain both rule out flying. If the weather turns, we’ll discuss another date.

Do drone rules differ in central London?

Some areas need permission from NATS before any flight. Where we cannot fly, we use other safe vantage points and explain what we could see.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or use the contact form and let us know the address and what you’d like to know. We will confirm the price and agree a day with you.

What this survey cannot tell you

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Anything inside the loft or under the coverings
  • Flights in strong wind or a downpour
  • Roofs and gardens beyond the one we are surveying

If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before you book. The full list of what we check.

Flying and imaging in Littleton

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help.

The streets around a church such as Church of St Catherine are frequently among the oldest in a place, and if your home is one of the older ones nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from above or with a thermal imager helps.

What happens if roof problems are left?

On a tall building, problems are often found only when water comes in. By that stage the damage has spread inside. Looking from above picks up the early signs. For older village homes like those around Littleton, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £400, including VAT.

Common roof problems in Littleton

The top of a stack is the most exposed part of many roofs. Cracked flaunching, loose pots and eroded pointing are frequently invisible from below. Close-up drone photos show their condition.

Typical things we’re asked to look at include:

  • Cracked flaunching or loose chimney pots
  • Lifted or split lead flashings
  • Flat roofs on upper floors that hold water
  • Debris building up in hidden gutters

Take a building like Harestock Primary School: thermal images can show where wet insulation sits under a big flat roof.

Before booking any roof surveyor

  • How soon the report will arrive
  • What the report includes, and whether it has photographs
  • Is there a chance to talk the report through?
  • Whether the loft is part of the inspection
