Chimney surveys for homes and businesses in Westley
A chimney survey looks at the stack and everything around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. We also look for damp on chimney breasts and in the loft where there’s safe access. You get a written report with photographs and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. We are frequently asked to look into a chimney out of line and staining on walls around the chimney, across chimney pots and cowls, shared and party-wall stacks and brick chimney stacks.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.
After the visit, you get a photo-illustrated written report, sent by email. It explains the condition of the chimney stack, the defects we found and what we recommend.

How the survey works
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about one to two hours for most homes, a little longer where there are several stacks. For a village or hamlet like Westley, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- We look for damp on chimney breasts and in the loft space.
- You get a written report with photos and recommendations by email.
Preparing for the visit

Checking the roof from the ground
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
When to book a survey in Westley
Some owners book because a chimney breast has been removed below and they want to know about the stack above. We note what’s visible in the roof space and outside, and recommend a structural engineer where support is in question.
These are some of the problems a survey can pick up:
- Staining on walls around the chimney
- A chimney out of line
- Disused chimneys trapping moisture
- Pots or cowls that look unsafe
If you own a rental within reach of Winchester station, the gap between tenancies is a good time to have the roof looked at.

How the survey changes by roof type
Brick stacks
Older brick stacks frequently have soft lime mortar. We note where repairs should match the original mortar.
Lead flashings
Some older stacks have mortar fillets instead of lead. They crack with age, and we check them too.
Chimney surveys in Westley: local notes
England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.
Take a building like Sparsholt Church of England Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live in an older home near Church of St Stephen, old fixings, lead flashings and tall chimneys are typical of older roofs.

Useful tips for Westley property owners
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Glance at the stacks from the street now and then
- Use the report as a baseline for future checks
- Note any damp on chimney breasts and when it appears
- Remove aerials or dishes from the stack if they’re no longer needed
Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.
Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.
When you need someone else
Without opening up the roof, some things stay hidden, so a survey has limits:
- A structural engineer’s assessment
- Flue inspections or sweeping
- Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access

FAQs for Westley
Does a conservation area affect roof work in Westley?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Is Westley within the area you cover?
Yes. Westley is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when you book.
What causes damp on a chimney breast?
There are a few common causes: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. Our survey checks each of these and records the likely cause.
Does the report include photos?
Yes. Photographs are taken throughout the survey, and they go into the written report.
Do you look in the roof space?
If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.
How many surveys have you done?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.
Is it a structural engineer’s report?
No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.
