Roof survey in SO32: how it works
Across London and the South East, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. We survey flat roofs, ridges, hips and valleys and lead flashings, and the problems we’re asked to look at most are loose ridge or hip tiles and debris building up in roof valleys.
It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit usually takes between one and two hours for a house, with bigger or more complicated roofs taking longer.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from every safe vantage point outside.
- Inside, we check the roof space where there is safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
What you will pay
Every price we give includes VAT. Our price is from £150, including VAT. We confirm the price for your survey before booking.

Local landmarks in Bishop's Waltham
In Bishop's Waltham, that means homes and buildings near The Crown Hotel, Bishop's Waltham Junior School and Swanmore College of Technology and the streets around them. The nearest railway station is Botley station, roughly 3.3 miles south-west of the centre. Well-known places in the area include Bishop's Waltham Museum (under half a mile south-west) and Moorgreen Hospital (5.1 miles west). For a walk, there is Bishops Waltham Branch LNR and Beacon Hill.
Roofs, chimneys and gutters across SO32
SO32 has everything from older homes with tall chimneys to modern estates. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later, wherever they are in SO32.
Our area covers London and South East England, including SO32. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates. In the coastal parts of SO32, the seaward side of a roof takes the most weather, and that’s where ridges, verges and flashings usually show it first.
Bishop's Waltham: Landlords with a home close to Botley station may find that the gap between tenancies is a good time to have the roof looked at. For an older house near a landmark such as Church of St Peter, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Practical tips
Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:
- Take photos of any leaks as they happen
- Check we can open the loft hatch
- Gather any paperwork for past roof work
- Mention any flat roofs as well as the main roof
With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. It’s a chance to ask questions about anything in the report.
Look at your roof from the ground after strong winds. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.
Honest limits
Before you book, it is worth knowing what a survey will not do:
- Faults hidden behind ceilings or boarding
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- How the roof will behave in every kind of weather
Can I check my roof myself?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
Why get it checked now?
Without a survey, you’re guessing at what the roof needs. That can lead to the wrong work being done, or miss the fault that matters. A survey tells you what actually needs attention.
Before booking any surveyor
- Whether VAT is in the quoted price
- What the survey will not cover
- Will they check the loft as well as the outside?
- Is there a chance to talk the report through?
How we price roof surveys
Several things affect the price of a survey:
- House, block, shop or office
- Whether thermal imaging or a drone is needed
- The package you choose: Basic, Standard or Premium
- Features like valleys, chimneys, dormers and parapets
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

SO32 questions
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Do you go up on the roof?
Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where it applies.
Do you survey on Saturdays and Sundays?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.
Do you work in SO32?
Yes. We survey roofs across London and South East England, and that includes SO32.
Do you test for asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and a specialist asbestos surveyor should check them.
Can you survey in bad weather?
Light rain doesn’t usually stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we will arrange another day with you.
I live in a flat. Can you survey the roof?
Yes, if the building owner or managing agent agrees access. We check the parts we are given access to.
