Roof surveys for homes and businesses in Lower Upham

Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. If you’re worried about loose ridge or hip tiles and gaps in the roof where coverings have gone, a survey will tell you what’s going on.

Older buildings in small places like Lower Upham may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

What you get is a clear record of the roof on the day we saw it. It is useful right away, and a good reference for later.

Useful tips for Lower Upham property owners

Here are a few things we’d tell any owner, before and after a survey:

  • Keep the report with your property records
  • Photograph stains when they appear
  • Have details of recent roof work to hand
  • Check the roof from the ground after storms

Your report arrives by email. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.

Roofs, chimneys and gutters in Lower Upham

Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.

If you own a rental within reach of Hedge End station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take a building like Upham Church of England Aided Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. The streets around a church like Church of St Mary are often among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Prices for roof surveys in Lower Upham

A few things affect what a survey costs:

  • The type of building, from a house to a block or an office
  • Extra roofs, like extensions, dormers or garages
  • Chimneys, valleys, parapets and other details
  • Building height and the viewpoints available

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

A little information up front helps. Please include:

  • Where any leaks, stains or damp patches show inside
  • The reason for the survey, such as buying, a leak or storm damage
  • Any photos you have, taken from the ground or a window
  • The style of property, from a terrace to a block

Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or drop us an email to find out.

Your questions about roof surveys in Lower Upham

Do you survey roofs for landlords with property near Hedge End station?

Yes, rented property is part of what we cover. Just ring 07833 053749 or send us an email and let us know about the building.

Is Lower Upham within the area you cover?

Yes. Lower Upham is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you check whether my roof contains asbestos?

No. Asbestos testing is not part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What does a roof survey cost?

Roof survey starts from £150, including VAT. You’ll know the price for your survey before booking, and it depends on the roof’s size, access and the package you choose. For a price, call 07833 053749 or send us an email.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

Can you survey in bad weather?

It can, depending on the survey. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather isn’t right.

Do you look in the loft space?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Can I check my roof myself?

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

How the survey works

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes about one to two hours for most houses, or half a day or so for a commercial building. Older roofs in small places like Lower Upham can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from every safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a written report with photos and recommendations.

Why act early in Lower Upham

Hidden gutters and valleys can fail without warning. When they do, water comes straight into the house. A survey checks them while they’re still dry. For an older or listed building in a place like Lower Upham, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

What a roof survey doesn’t cover

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • A full building survey of the property
  • A structural engineer’s report
  • Defects hidden under coverings or inside walls without opening up

If in doubt, phone 07833 053749 or drop us an email and we will recommend the right survey. What our survey covers.
