What we are asked to look at in The Hangers

Weather is the main thing that wears a roof down. Wind lifts loose slates, tiles and ridge pieces, and rain finds any gap it can. Small faults that start this way grow over time.

Typical things we are asked to look at include:

  • Leaning or weathered chimney stacks
  • Condensation or damp timbers in the loft
  • Cracked or blistered flat roof coverings
  • Lifted, split or missing lead flashings

For site and facilities teams at buildings such as Bishops Waltham Infant School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What a roof survey includes

Roof survey in The Hangers: what you get

Roofs vary a lot across London and South East England. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. If you’ve noticed gutters that overflow in heavy rain and crumbling chimney pointing or cracked flaunching, a survey will tell you what’s going on, on ridges, hips and valleys, the roof space and clay and concrete tiles alike.

Somewhere as small as The Hangers, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.

The report records the roof as we found it on the day. It’s useful right away, and a good reference for later.

What we cannot see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • What’s under the slates, tiles or felt
  • The condition of the rest of the building (that’s a RICS home survey)
  • Confirmation of asbestos in soffits or cement sheets

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before you book. The full list of what we check.

What we look at

  • Lead flashings

  • Flat roofs
  • Clay and concrete tiles

Roofs, chimneys and gutters in The Hangers

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Your questions about roof surveys in The Hangers

Do you survey roofs for landlords with property near Botley station?

Yes, landlords and agents book with us as well as owners. You can ring 07833 053749 or send us an email with the address and some details.

Does a conservation area affect roof work in The Hangers?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. Our survey is not a structural engineer’s report.

How do I arrange a roof survey in The Hangers?

Simply phone 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Do you survey on Saturdays and Sundays?

We carry out surveys on any day of the week. To find a day that suits you, phone 07833 053749 or send us an email.

How the survey works

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes about 1–2 hours at most homes, or half a day or so for a commercial building. Somewhere as small as The Hangers, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

DIY checks: what’s safe

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Before and after the survey

Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:

  • Make sure we can open the loft hatch
  • Mention any damp patches when you book
  • Find records of any re-roofing or repairs
  • Include dormers, porches and garages when booking

Any roofer you ask to quote can work from the report. The photos show what we found and where, which makes quotes easier to compare.

Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Compare each report with the last.
