Flat roof surveys for homes and businesses in The Hangers

A flat roof doesn’t shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. The aim is to find problems before they show up as a stain on a ceiling. If you’re worried about splits and cracks in the covering and a sagging deck under the covering, we can find out what’s behind it.

In a village or hamlet like The Hangers, flat roofs are usually on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Flat roof surveys in The Hangers: local notes

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you let a flat or house near Botley station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Take a building like Bishops Waltham Infant School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

FAQs for The Hangers

Is my home in The Hangers listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is The Hangers within the area you cover?

Yes. The Hangers is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

How much is a survey?

Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

What do I do with the report?

You will get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Will you check the loft?

Typically, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Is a flat roof survey the same as a building survey?

No. We look closely at the flat roof rather than the whole building. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.

Honest limits

It’s useful to know what a survey will not do before booking:

  • A fixed date for when the roof will need replacing
  • Whether the deck or joists are strong enough
  • Testing older roof sheets for asbestos

If in doubt, call 07833 053749 or email us and we’ll recommend the right survey. The full list of what we check.

  • GRP fibreglass
  • Felt flat roofs
  • EPDM rubber
  • Upstands and outlets

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

We survey roofs for landlords and letting agents as well as householders. A report with photos gives you a clear record of the flat roof, useful for planning maintenance.

Prices for flat roof surveys in The Hangers

The price reflects the time and kit the roof needs. That comes down to:

  • The size of the roof
  • The type of building, from a house to a block or an office
  • How tall the building is and how easy the roof is to see
  • Chimneys, valleys, parapets and other details

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

What to tell us when you contact us

These details help when you get in touch:

  • Where water is showing inside, if it is
  • The reason for the survey, such as buying, a leak or storm damage
  • When you need the report by
  • The style of property, from a terrace to a block

Most bookings start with a short call: call 07833 053749 or use the contact form and we will ask a few questions about the roof. The price is agreed before a date is set.

What we look for on each type of roof

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. Any tears, punctures or loose membrane are recorded with photos.

EPDM rubber

A rubber roof can last 30 to 50 years, provided its details were done well. We look closely at each of those details.

What happens on the day

We check the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes an hour or two at most homes, and longer for a large or complex roof. Older roofs in small places like The Hangers can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. The findings are written up with photos and recommendations and emailed to you.

Before the survey

  • Find any records of previous roof work
  • Keep pets inside or away from the areas we’re looking at
  • Clear the way to the loft hatch

Tips from our surveys

A little preparation and a few simple habits help. Some pointers:

  • Ask whoever fits equipment on the roof to make good the covering
  • File the paperwork for the roof and any repairs
  • Check the outlets after the leaves fall
  • Book a survey every few years

Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.

Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.
